The landlord will pay to have the lawn mowed, the tenant is responsible for keeping the landscaping green and clean. - The renter must purchase renter's insurance with the landlord's name as co-insured. - Before moving in, the renter must purchase rental insurance with the landlord's name. - The Landlord prefers no pets. Discuss pets with the Landlord in advance. - The security deposit cannot be used for paying any rent and will be refunded within 21 days, along with security deposit statements and receipts, per state law. - All adult tenants over 18 years old must fill out rental applications separately, along with the following rental documents: - Three months of bank statements (if students need to have parents co-sign) - W-2s for 2025 - Three months of pay stubs or two years of 1099 tax forms if self-employed (if students need student financial aid and parents' financial statements) - Each adult must scan and submit to the Landlord their driver's license and Social Security card only after having the application approved by the Landlord. - After the Landlord approves your application, he will charge each adult $50 to run a background check. If all looks good, then everyone can move forward with the lease and a tour of the house for final acceptance of the property. Successful Applicant will pay the $3,200 Security Deposit plus the First Month's Rent of $3,200 for a total of $6,400 to move in. The owner pays for the front yard lawn mowing only. The tenant pays all utilities including trash. Please note that all applicants must go through an online 3rd party 1. identity verification process as well as have 2. criminal background checked, 3. eviction history, 4. FICO's and 5. credit check. The tenant's gross income to qualify should be at least 3 times the amount of the rent. No fee for applying unless your application is pre-approved for the 3rd party online verification process which will come at a later date. No Showings until after the application is approved and we move forward to do the background check by a 3rd party online verification process. Please DO NOT contact current tenants.
