This furnished terrace-level condo has 2 bedrooms and 2 bathrooms, a living room, an open kitchen/dining, and a sunroom that can also serve as an office. Complete with vinyl floors, built-in shelving, natural lighting, and a patio. The unit has a full-size washer and dryer and all updated bathrooms and major appliances. All furnishings are included as well as a home security system. The renter must be clean, share the common spaces, keep up with home maintenance (ie change the air filter once a month), and communicate with the owner about any home-related issues that may come up. House Rules No pets permanently in home. No smoking Parking is free on site. Condo is completely furnished and includes all major appliances. All items/furniture must remain as they are and if anything needs to be moved the owner must be notified. Tenant must be maintain a clean space and change airfilter once a month. Washer/Dryer is in unit. Each tenant will have their own security code when entering the condo. DO NOT share your code. Rental Agreement The minimum rental lease requirement is 3 months. Individual rental insurance per tenant is required and proof of policy. Rent is due by the 1st of each month. There is a 5 day grace period to make the payment. If rent remains past due on the 6th day, a $75 flat fee is charged in addition to rent. All utilities are included in the flat $1700 fee per month. Security deposit is due at signing. If any interior damage is done to owners furniture by the tenant or a tenant's guest then they must provide the cost and labor for repair with the help of required rental insurance (this does not include repairs needed for home maintenance to no fault of the tenant). Any furniture/item present at the time of move in belong to the owner and must remain undamaged inside the rental. If damaged tenant(s) will pay for repairs out of pocket Any structural or major appliance damages (walls, doors, floors, mirrors, light fixtures, appliances) are the responsibility of the tenants to fix out of pocket if they are at fault. This is a shared space in the common areas (kitchen, sunroom, living/dining area) so tenants must coordinate with utilizing personal items. At the time of move out all tenant(s) items/furniture, and food must be removed before a final walkthrough If there are any damages/imperfections not previously noted or the appearance of an extreme unkept space, the tenant will pay out of their security deposit for damages/cleaning
