    Please read this entire description so you don't waste your time. This is a 2 beroom, 2 bath, 2 car garage home with central HVAC, a fireplace and a water view in the back. The blue room off the French doors in the living room could be used as a third bedroom (but there is no closet so it can't be called a bedroom). There's also a bonus room that is set up as an office. I am renting this for only $1200/mth for a couple reasons. Primarily, I want my renters to be happy with renting from me even though my agent says this should rent for $1600. Secondly, the house needs a little TLC. More than livable, just needs some spiffing up. Things like the house needs paint, spare bath also needs a coat of paint, master bedroom needs a carpet cleaning (already scheduled and if the cleaning doesn't work it'll be redone). I'm in the process of addressing all issues needing attention including putting on a new roof (scheduled for a week from now). I just thought if someone wanted to secure this deal now and would be willing to help with the TLC, why not. Nothing major, just elbow grease. Here's how we would work it. We agree on one project per month (like painting the spare bath) and you do it when you want, just by month's end. Projects won't take more than a day or two. Nothing major. The house is rented unfurnished. The pictures were taken when the previous occupant was still in the home. The other thing to consider is I am adamant about my renters (I have other properties) being good neighbors. Part of the lease stipulates that renters must not be loud, obnoxious or annoying to the neighborhood, and they need to treat the property as if it were theirs. If there are any issues, the renters will be given 30 days notice. I won't bore you with the details, they will be made available before the lease is signed, but if you've had issues in the past, please don't waste your time. Backgrounds will be checked. I want good people who deserve a good deal. Please, no calls after 6pm. Thank you. Tenant is responsible for all utilities and need to be in tenant's name. No smokers. No long term on street parking (visitors may park on the street, just not more than a few days if visiting).
