AVAILABLE: (as soon as possible after current tenants vacate and property is cleaned/prepared for new tenants). RENTAL TERMS: One year lease. Rent is $3975.00/month. $3975.00 security deposit. First and last month's rent and security deposit due at signing. Credit check/Screening = Aprx $45 per applicant at applicants' expense via Sillow. Tenants pay all utilities. No smokers. Pets - dogs maybe negotiable. No pittbulls or rotweillers or any other dog with a known propensity to bite. "Pet reference" will be required from a vet and a prior landlord. Must also show proof of licensure with the City of Seattle. Pet Deposit and Pet Rent determined upon approval of Pet(s), if any. HOW TO APPLY FOR TENANCY The following information will be accessed as part of the screening of any application for tenancy: General Requirements VIEW THE PROPERTY: No application will be accepted until ALL potential renters in your party have seen and completed a walkthrough of the property with a property representative. For applicants outside the area, one member of the group of residents or another individual identified by the applicant(s) must visit the property in person and use Skype, FaceTime, or another interactive "real time" method of taking a virtual tour of the property on behalf of those not present in person. Failure to arrive on time for the showing appointment, or to provide at least 2 hours advance notice of the intent to reschedule, may result in denial of the application. To request a viewing (by appointment only), contact property representative with the following information: Name of each adult applicant. Cell phone for main contact. Reason for moving to the area. Total number of people intended to occupy the premises. Desired Occupancy Date. Each applicants' occupation. SUBMIT SILLOW APPLICATION(S): EACH applicant must submit a fully completed application through Sillow with no material misstatements or omissions for every occupant (over 18 years of age or emancipated minor). Groups of more than one applicant will not be considered until the applications from all members of the group are received in full. In addition to completing the application on Sillow, to be considered a fully completed application, each applicant must also pay the tenant screening fee (charged by Sillow), provide landlord references, income verification, employment verification, information set forth in Credit Requirements below, pet references and a statement of interest providing 2-3 sentences of why each applicant wishes to live in the Greenwood/Greenlake area and this property in particular. PROVIDE IDENTIFICATION: In addition to the online Sillow application and other criteria set forth above, all prospective tenants must provide a COLOR copy of a valid photo ID (military ID, Passport, State Issued Driver's license or State issued ID cards are acceptable forms) for each applicant over 18 years of age or emancipated minor in real time to the landlord or its representative. Any other information provided by the applicant (anticipated length of tenancy, tenancy commencement date, etc.) will be taken into consideration. Any offers or proposals an applicant may choose to make (additional rent or deposit, extended lease term, qualified guarantors, qualified co-signers, etc.) will be taken into consideration. All animals, including service and comfort animals, must be licensed in the City of Seattle before being accepted. All requests for reasonable accommodation(s) will be verified. If the need for the animal is not apparent, written documentation that a service animal or emotional support animal is needed (prescribed) for the tenant to help them with their disability and allow them a full opportunity to enjoy the dwelling, must be provided by a qualified licensed medical professional or other qualified third party with the application to be considered a complete application. Each occupant 18 and older must meet the rental/credit criteria. Failure to meet the criteria may result in the denial of the application, need for a qualified guarantor, or payment of additional funds. CREDIT REQUIREMENTS A positive credit history with: No rental related collections. Collections, outside of rental related collections, totaling $250 or more may be grounds for denial. More than 15% of derogatory accounts may be grounds for denial. No Unlawful Detainer action or eviction history as allowed by law. Credit Score of 775+ When considering applications of roommates or co-applicants for a rental and whether they meet the owner's minimum rental criteria, each applicant must meet the criteria. Credit scores will not be "averaged." Portable screening reports (previous tenant screening reports) will not be accepted. Student loans and medical debt are excluded from the above credit requirements INCOME REQUIREMENTS Proof of verifiable employment and/or source of income. Unverifiable current employment may result in denial. INCOME: Each month's household income must equal or exceed 3x gross monthly rent calculated on a monthly basis for the prior 12 months. Income will not be "averaged" over the last 12 months. If income is less than 3 times the rental amount for any month during the prior 12 months, it may require a qualified cosigner or result in denial. All applicants' income will be combined to determine if income/rent ratio is met. W-2 Employees Provide the three (3) most recent pay stubs and proof of employment for the past 12 months Each stub must include employer name, employee name, and date of pay period. Contact information for manager/employer listed on W2 to verify income and employment history. Self Employed/Retired Provide the six (6) most recent bank statements, including all pages, and each statement must show the name of the bank, account holder's name, statement date, deposits and withdrawals and balance. Provide previous year's Federal Income Tax Statement. Proof of alternative source of income: May be from a lawful verifiable source other than wages, salaries, or other compensation for employment including, but not limited to: Section 8 vouchers, social security benefits, unemployment benefits, charity programs, maintenance or child support, and/or any federal, state, local government, private or nonprofit administered benefit program. IF this is any applicant's source of income, please discuss with the Property Manager/Owner to confirm what documentation will be required to support income/rent ratio. Co-Signer Qualification Criteria: IF the property owner has allowed a co-signer or guarantor, the cosigner must also "apply" through Sillow and will be APPROVED only if all the qualifications below are met; if the cosigner does not meet any one (1) of the following criteria then the cosigner will not qualify. RESIDENCY: Resides in the State of Washington. RENTAL HISTORY: 2 years of valid and verifiable rental or mortgage history with no late payments. CREDIT HISTORY: All open accounts in good standing for 2 years with less than $100 in derogatory credit and Credit Score of 800+. Any bankruptcy (open and/or discharged) will result in denial. EMPLOYMENT: 24 months with current employer or previous employment in the same field of work. INCOME: Four times the rental amount of the unit in verifiable, garnishable income = $16,000/month. RENTAL REFERENCES Two (2) positive landlord references (i.e. timely rent payment, no damage in excess of normal wear and tear, no documented rule violations, timely issuance of notices of intent to vacate and compliance therewith) from within the last five (5) years. References must have a valid phone number and email address. One or more late payments, NSF checks and/or noise complaints within 24 months may result in denial. We may deny the application and move on to the next if the previous landlord does not respond within 48 hours of inquiry. If the applicant(s) owned a home and cannot provide rental references, then proven mortgage payments must be supplied and will be considered in lieu of rental history. If any applicant(s) has no landlord references, a qualified guarantor may be required at the Landlord's sole discretion and approval. PET REFERENCE: IF any prospective applicant(s) has a pet(s) they wish to bring with them, a Pet Reference from a Vet who has seen/examined the pet within the last 12 months must be provided. Further, the Pet must be licensed with the City of Seattle. Proof of up to date licensure is required. CRIMINAL HISTORY Criminal history will be considered on a case-by-case basis as allowed by Washington State Law or Seattle Municipal Code. Sillow is responsible for proper screening in the application process. Registration as an adult sex offender may be grounds for denial. Public records regarding civil court records may be grounds for denial. The following may also result in denial: Reasonable likelihood that a past history of abuse of alcohol may or will interfere with the health, safety or right of peaceful enjoyment by other members of the community. Reasonable likelihood that a past history of use of illegal drugs (or unauthorized use of legal drugs) may or will interfere with the health, safety or right of peaceful enjoyment by other members of the community. Reasonable likelihood that a past history of applicant or those acting under his or her control will interfere with the health, safety or right of peaceful enjoyment by neighbors or other members of the community. Any criminal conviction which results in a registered sex offender requirement and/or any current sex offender registry requirement. If the property is in the City of Seattle the following will apply: We operate according to Seattle's First in Time law with all previously stated criteria taken into account to qualify the applicant. Applicants will not be screened for criminal history, although registration as a sex offender may be grounds for denial. If the property you are applying for is in the city of Seattle, you hereby agree that you have received, reviewed, and understand your rights and responsibilities as a renter and have read the following handout: Seattle Renter Handbook The following may result in immediate denial of an application: False, incorrect, incomplete or misleading information verbally or written. Rude, threatening or abusive behavior towards a Property Management employee, agent or contractor at any time during the application process. Failure to communicate with/respond to Property Management in a timely manner. Verified unpaid eviction showing on credit report or confirmed with landlord (For rental properties in Washington, landlords are prohibited from taking an adverse action against a tenant based on eviction history occurring during or within six months after the end of the civil emergency until further notice.) Unpaid rental collection verified on credit report. Balance owing to a previous/current landlord. One or more late payments and/or NSF checks and/or noise complaints within a 24 month rental period (current and/or previous). Unverifiable social security number. Falsification of rental application. A broken lease (by applicant) agreement that resulted in collection filing. TENANCY APPROVAL: IF YOU ARE APPROVED FOR TENANCY: You (Each applicant) must accept the offer in writing (by return email) within 48 hours of the time we notify you (email time stamp when sent, not when email is read) of approval. Pursuant to RCW 59.18.253, You (Each applicant) must Sign a Non-refundable Deposit to Secure Occupancy & Receipt and pay a non-refundable holding deposit equal to 25% of one month's gross rent payable by Certified Check or Money Order or by Electronic Transfer with PayPal (fees to be paid by prospective tenant) or Zelle within 48 hours of the time we notify you of approval (email time stamp when sent, not when email is read). If you accept the tenancy offer, you must agree to the occupancy and rent commencement date set forth in the offer you receive. If you do not accept all the terms of any offer of tenancy which is made within the 48 hours, we will proceed to the next applicant. If YOU ( each applicant) fail to sign the lease by ___TBD________, or otherwise, by words or deeds, indicates YOU (each applicant) do not intend to occupy the premises, the deposit herein shall be forfeited as liquidated damages. IF You (Each applicant) accepts the tenancy and occupies the premises, the above holding deposit will be applied to the first month's rent or the security deposit (tenant may elect). *In the event an applicant has a sensory, physical, or mental impairment that limits a major life function, or needs meaningful access to the application form (i.e. -applicant does not speak English and needs a translator) and is not able to complete an application in a timely manner, they can make a request for additional time or a reasonable accommodation to extend their application period for up to 72 hours.
