Acceptance criteria: a) government issued photo ID, b) fully completed and signed application for every applicant over 18 years old, c) Applicant on time for any scheduled showing appointments and/or providing application information as stated herein, d) Applicant able to pay first month's rent, security deposit (in 6 equal monthly installments if lease is for more than 6 months), pet rent (if applicable), and any additional fees ability (if any) at time of lease signing, e) reliable documentation of adequate income to rent ratio; adequate shall generally mean that the sum of gross incomes (including non-employment sources), from all applicants to occupy the unit shall be at least three (3) times the monthly rent, f) For tenants enrolled in Section 8 or other government subsidized housing program, applicant's income to rent ratio will be based on tenant's portion of rent only. For example, if tenant's portion of rent is $1,000/month, tenant's income must be at least $3,000/month. g) reliable documentation that income is verifiable and reliable, which may include one or more of the following documents: employer letter describing length of employment, wage per month, and prospects for continued employment, pay stubs for first and most recent pay period with current employer, copies of tax returns for self-employed applicants, document(s) showing regular investment earnings, social security or other form of governmental rental supplement, and any additional income source(s) that applicant wishes to disclose (e.g., child or spousal support, trust income, financial reserves, etc.). h) an acceptable debt to income ratio, which means that the sum of applicant's monthly (non-rent) debt and/or other preexisting payment obligations do not exceed 20% of applicant's monthly income, i) acceptable credit history, i.e., absence of overall credit repayment pattern that may indicate applicant presents an unacceptably high risk of nonpayment or delayed payment and/or a credit score for each applicant of at least 670. j) absence of registration as a sex offender who committed the sex offense as an adult and, if so, a failure of said applicant to provide Landlord with documentation regarding the conviction or other mitigating factors that enables Landlord to assess if there is a legitimate business reason to deny the application based on the applicant's particular circumstances. Landlord's assessment would consider the nature and gravity of the offense, time passed since the offense, age of this applicant at the time of the offense, evidence of rehabilitation efforts, and the potential concerns the registration might create for existing and potential and/or actual applicants and/or tenants. k) absence of public or private records of evictions and/or nonpayment and/or pattern of delayed payment on any payment obligation, and/or damage to property or threat to others, l) acceptable references from prior landlord(s), m) absence of unacceptable level of risk that alcohol and/or drug abuse may interfere with the health, safety, or peaceful enjoyment of the property by other tenants. n) No cosigners. o.) In compliance with Seattle law, Landlord is not requesting a screening report that includes an applicant's criminal history, except with respect to sex offender registration status.
