    What's special

WOW! If you happen to be a strong investor and you have been looking for land in a great location, THIS IS DEFINITELY WHAT YOU WANT! Obviously, you'll have to be patient and take care of all of the ability for subdividing so you can find out just how much subdivision can be done. If you decide to move out both of the houses off the land, it appears as though you will be able to have 6 lots. If you have that, you will be able to build some extremely nice homes as the Estates of Corner Ketch (which was the original farm owned by the Smith family) is definitely one of the most popular areas in all of Newark, Wilmington and Hockessin. However, honestly, I think that there may be the possibility of a couple other things that will also be absolutely wonderfui: "#2 SUBDIVISION THOUGHT": This area would be Incredible for 55+ folks. You can imagine how many current owners of the large houses in the Estates of Corner Ketch would be thrilled to stay in this area and own a smaller home on a smaller lot. "#3 SUBDIVISION THOUGHT": If you are able to subdivide this area so that you can build townhomes, you can make them very popular as younger folks would love to live there too. Now, the reason that I'm thinking about that is because I'd truly like you to take a look at the 3.3 acres in Hockessin that was originally the "Walker Farm". I believe that 3.3 acres was purchased for over "3 Million Dollars" in the Peak Time" a few years ago. Ryan Homes is now building and selling very good townhomes, twins and detached homes in that area that is almost the same amount of acreage. I have the doc of that community that is the New Castle County Land Use Committee in the MLS so you can see it. Remember that 847 Corner Ketch is included with your purchase as well as the 3.33 acres and 851 Corner Ketch. This has the ability of Public Water and Public Sewer. DEFINITELY A GREAT ITEM TO PURCHASE, SUBDIVIDE & DEVELOP!
