- SPECIAL LEASE PROVISIONS:
Trash Service
1. Service Arrangement & Payment:
The Landlord shall arrange and maintain regular trash collection service for the premises. The Tenant shall reimburse the Landlord for the
full cost of trash service as invoiced (per unit). Reimbursement shall be due with the following month's rent unless otherwise specified in
writing.
2. Bin Use & Maintenance:
The Tenant is responsible for the proper use, care, and cleanliness of their assigned trash and recycling bins. This includes ensuring bins are
not damaged, excessively dirty, or overloaded. If a bin is lost or damaged due to Tenant negligence, the Tenant shall be responsible for the
replacement cost.
3. Collection Day Responsibilities:
The Tenant must place bins at the curb or designated pickup location on the scheduled collection day and return them to their proper storage
area (typically within the Tenant's yard or side yard) by the end of the same day. Bins shall not be left at the curb or visible from the street
outside of approved collection times, in compliance with local ordinances.
4. Missed Pickups:
In the event of a missed pickup due to Tenant error (e.g., bins not placed on time, incorrect placement), the Tenant may be responsible for
arranging and covering the cost of any necessary extra pickups.
5. Compliance with Local Regulations:
The Tenant must comply with all applicable local, city, or county rules regarding trash disposal, recycling, and bin storage. Fines or penalties
resulting from non-compliance shall be the responsibility of the Tenant.
6. Prohibited Materials:
The Tenant shall not dispose of hazardous materials, bulky items, or any prohibited substances in the trash or recycling bins. The Tenant
must arrange for proper disposal of such items in accordance with local regulations.
Green Bin Responsibility:
Please note: In the future, each unit will be provided with its own green bin. Until that time, the tenant in Unit 7 is responsible for taking out the green bin currently on site. Tenants are responsible for any fines incurred due to improper use or failure to comply with local waste regulations. Once individual green bins are provided to each unit, each tenant will be solely responsible for managing their own bin, including any associated fines.
Shower Liner Use:
Tenants must install and properly use a shower liner that fully hangs inside the tub or shower enclosure to prevent water from escaping. Tenants may be held liable for any water damage resulting from improper or missing shower liner use.
Shed and Outbuilding Access:
Sheds, storage units, or any other outbuildings located on the property are strictly off-limits to tenants. Tenants are not permitted to enter, use, or store items in these areas. Any tenant belongings found stored in these structures will be removed and disposed of at the tenant's expense.
5. Each unit will eventually have their own green bin in the future. For now, tenant in unit 7 is responsible for taking out the green bin on site. Tenant is responsible for any fines associated with green bin if any fines occur. Once all units have green bins, each tenant is responsible for taking their own green bins out and responsible for any fines that may occur.
6. Tenants to not go into any of the sheds or store any items in the sheds that are on the backside of the property beyond the green turf. If any tenant belongings are stored in the sheds, they will be hauled at the tenants expense.
