Similarly we will take care of you, our tenants. :) REQUIREMENTS: First and last month's rent upon move-in. (Total $3900 upon move-in). After walking and showing house, if both tenant and landlord agree then we will sign lease, then hand keys to you at same time as receiving payment. 6 month lease, with month-to-month after that (Tenants who want to stay longer, are welcome!) We WANT you to stay as long as possible- but we won't start at more than 6 months because we want to confirm you are a good tenant who takes care of/respects/is gentle with the home. Tenant pays 2/3 of utilities cost (Landlord pays the other 1/3) No pets allowed, no exceptions. No smoking, no exceptions. NOTE: The basement is occupied by separate tenant. You can access basement to do laundry whenever you need, from 9am-9:30pm. Basement tenant and you share kitchen oven/microwave/stove top, although basement tenant can NOT store food upstairs or use fridge. (Not more.) -No pets, no smoking. -Unlimited street parking if you have additional vehicles, just request pass from city. Street parking is VERY CLOSE like 50 feet, right outside of the culdesac is the street for parking. Lease would be for either 3 or 6 months, with month to month after that. Our goal is to keep you as long as possible, provided you are a good renter, respectful of home, pay on time and don't cause issues You will have key to access private back entry (double French doors). You also will be able to access kitchen on main level to cook. -Landlord will promptly fix any potential issues if they arise, that aren't a part of regular home occupant maintenance. (IE, landlord would fix an AC unit, a hot water heater, that hypothetically stops working, or promptly fix any leaks; tenant would be responsible to do minor things like clean home, or replace light bulbs if a bulb burns out. Landlord can reimburse cost of bulbs) -no pets allowed. No smoking allowed. -we don't expect you to maintain the yard or anything. (We generally don't do much for yard either, as it's just aesthetics) Just keep the inside of home relatively clean and taken care of. Throw away trash, don't let food pile up, etc (for your own benefit too). -Aside from that, we hope you enjoy our home, succeed in your work endeavors, and have fun! You are welcome to bring a guest over too Just please take care of home. Normal wear and tear (minor scuffs on walls/floor etc) are understandable. Respectfully, if there are major damages (intentionally broke walls or appliances or items, broken windows, big holes in walls, etc) tenant will be sued for damages and wages garnished (no offense, but, it's the only way to recover money from major damages). Please only apply if you are a good tenant. So far we have had a lot of great tenants by posting this message, lol. Thank you for understanding =)
