Renters are encouraged to take their own photographs on the date of entry to document the condition of the apartment. An document will be provided to list/notate any and all damages observed by the renter. A copy of the document will be returned to the landlord within 1 week of the renter's move-in date. Single 1 month security deposit to be made along with first month's rent. Deposit to be returned after vacating the apartment minus any damages. Standard 12 month rental agreement. Rent is due on the first of the month. First late fee is waived, however, all subsequent late fees ($60) will be applied if payment is not received within 3 days of the first of each month. Breaking of the lease will result in the renter incurring an additional month's rent to cover costs associated with finding a new tenant. 30 day notice required, if the tenant should choose to vacate the property, or renew the lease. Background/Credit check performed on all applicants.
