There's also an adult swimming pool at the end of the street. But, why walk anywhere when this home rental includes a 2 seater custom Yamaha golf cart? This home is not your typical Villages home or even typical designer home. It is a luxurious, upscale home located on a fantastic golf front location. Everything about it is brand new; the home, furniture and even the golf cart! The Home: This Indigo model home has been extended to give guests even more space to enjoy. The 10' doors and high ceilings give an open feel to the home. New designer furniture has been ordered as per the pictures and will be placed throughout the home. Delivery is expected in October prior to the rental season. There will be a king bed in the Master Bedroom and queen beds in the 2 guest bedrooms. The dining room table seats 10 with additional seating at the 4 counter height stools adjacent to the kitchen island. Stainless steel GE appliances including a gas burner stove, refrigerator, dishwasher, washer and dryer are all available for guest use. Full panel glass sliding doors open from the kitchen, living room as well as the master bedroom onto the lanai. Once outside, 4 ceiling fans on the lanai will keep you cool and allow you to comfortably sit outside to enjoy drinks or your meal. Outdoor furniture includes a table seating 6 as well as conversation area seating and coffee table. The kitchen is stocked with everything you will need to cook and enjoy a great meal during your stay. Bedroom linens, bath towels and beach towels are supplied for your use. Updates in Progress: GREAT NEWS It looks like my plans for a pool to be added to this already wonderful home are coming true! I expect that the pool may be started in the Spring of 2023 and completed in time for the summer months! Guest Access & Passes: Guests will have the privacy of full use of the home. The front and garage doors have electronic keypads for your entry. A guest manual will be emailed prior to your stay and a printed copy located onsite. Guest passes for select activities are available to renters free of charge provided the necessary information including government issued ID Is submitted to me at least one week in advance. During high season, renters with guest passes may have some difficulty booking tee-times or other popular activities. Temporary Resident IDs are available for 2 renters per household at a charge of $50. Temporary Resident IDs give renters all privileges as the homeowners. Paperwork for Temporary Resident IDs must be submitted at least 2 weeks in advance of your stay. Additional guests can utilize the guest passes. Guest Interaction: Guests may schedule a home and neighborhood orientation with the homeowner. The homeowner resides locally and is available in the event of emergencies. Guests may also contact the homeowner's rental assistant Mondays - Fridays from 8 am until 5 pm, excluding holidays. Neighborhood Overview: Cason Hammock is one of the newest communities in The Villages and features the Southern Oaks Championship Course located right out the back door of this home. The Brownwood Towne Square is a short golf cart ride away and features nightly entertainment, dining and retail stores. Sawgrass Grove is a short walk and features McGrady's Pub & Kitchen, The Market at Sawgrass Grove and nightly entertainment. Edna's on the Green features food trucks and nightly music under beautiful, big trees. The Fenney Grille is another favorite local place where you can eat and drink poolside if you like. The Cason Hammock Recreation Center is located at the end of the street and features a Neighborhood Pool for guests 30 years of age and above, picnic pavilions and corn toss. The Ezell Regional Recreation Center features a sports pool for those with resident IDs (or temporary resident IDs) and is age 30+, a putting course, outdoor exercise, fitness club, horseshoe pits, tennis, shuffleboard and many other activities. The Aviary Recreation Center is only a short walk or golf cart ride away and features a Family Pool designed for all ages of guests and their families, billiards, bocce, corn toss, darts, pickleball, shuffleboard, table shuffleboard and tennis. Area Overview: The Village of Cason Hammock is easily accessible from the Florida Turnpike and is located approximately 49 miles from the Orlando International Airport and 65 miles from the Tampa International Airport. Grocery shopping is a golf cart ride away at Magnolia Plaza. Fun day trips include the Disney properties, Mt. Dora's waterfront and quaint shops, Ocala and the beautiful horse farms and especially the World Equestrian Center and the Gulf Coast Beaches and waterways including Crystal River and Homosassa. A Tenant Guide will be supplied via email after your booking and a copy printed for your use which outlines many of the great things to do around the Villages. Getting Around: All Villages amenities are accessible by golf cart. There is a Villages GPS App available for download for a nominal fee that is highly recommended. Directions are available for travel on foot, by golf cart or car. Home available for the months of November & December 2022 and May 1st - December 31, 2023. Rent is $5500/mo + 7% sales tax. $250 cleaning fee; $150 pet fee; $50 Temporary Resident ID cards. Weekly rentals available for $2500/week + 7% sales tax. $250 cleaning fee; $150 pet fee; $50 Temporary Resident ID fee. 50% of rent is due at time of lease execution. All remaining moneys due 90 days in advance of lease term. Cancellation Policy: 1. Cancellations made more than 91 days prior to arrival, will incur a $500 processing fee. 2. Cancellations 90 days or less will result in the forfeiture of the rental amount and 7% sales tax. Any security deposit will be refunded. 3. You will be charged rent and sales tax for the entire contracted for stay should you chose to vacate the premises early. Your security deposit will be refunded after subtracting any amounts for damages, cleaning fees and/or any applicable pet fee. Renters agree to sign a lease agreement which will be provided at the time of booking. A signed lease AND 50% of the lease amount is required to hold a reservation. Full payment of rent, 7 % sales tax and security deposit is due 91 days before check-in or at time of booking if booking is less than 91 days. Cleaning fee of $250 will be deducted from the security deposit. $150 pet fee will also be deducted from security deposit, if applicable. Payments accepted by Zelle, Paypal, Venmo, (send to friend, not business) cash, cashiers check or wired funds. Personal checks ARE NOT accepted. Price quoted above is for 1-2 occupants add $25 per night per person after 2 occupants or $500 monthly. Max of 6 total overnight occupants. Pets are not permitted at this property except upon prior permission of the homeowner. A signed Pet Policy must be executed by the renter and pet cleaning fees of $150 will apply. If permitted, pets must be crated when renters are not present in the home. There are no exceptions to this policy. Failure to inform the homeowner of pets on the property will violate the terms of the lease and may result, in the homeowner's sole discretion, in immediate termination of the lease. Renters and guests are aware of and accept and assume all risks of harm. You (as renter/s) and your guest/s release the property owner and their representatives from any liability, including financial liability for any injuries/harm that may occur if guest/s is injured on the property or in the use of the golf cart if available. Any issues must be brought to the owner's attention with 24 hours of check-in or occurrence. This includes issues guests have with the house, and any damage incurred by guests. Rent varies per month, with a 7% tax not included, security deposit, less the cleaning fee will be refunded within 10 days of departure, less any damages to the home or golf cart and all keys, gate cards, and garage door openers have been returned. Optional 2 Temporary Resident ID cards payable to the Villages for the use of recreational facilities, activities and golf at executive golf courses in the amount of $50 can be picked up at The Villages Sales Office in Brownwood Towne Square. Guest passes permitting limited activities is free of charge. This home is a non-smoking and non-vaping inside or outside the property including the lanai. Smoking or vaping is also prohibited while using the golf cart. No illegal activity of any kind is permitted. No loud noises, parties or disturbing other neighbors is permitted. No subletting permitted. This is a 55 and older community. Renters must be a minimum of 50 years of age. Check in 4 p.m. check out 10 a.m. Renters will be provided with electronic key code for front and garage doors.
