A few large windows and a sliding door that take you to the balcony offer natural lighting. The condo community is monitored 24hrs by a security camera. 2 uncovered parking spots are available right in front of the building. Visitor/additional parking is available across. Upgrades - New water heater installed in 2018. - New carpet installed in 2019 and is still in good condition. We had always been wearing indoor slippers. - Some bathroom fixture are replaced in 2020. - Cabinets and bathtub have been painted recently. - Part of the condo e.g. wall has normal wear and tear but has been cleaned and kept up regularly. If you are trying to get your child into a good school, my condo may not work because it is zoned for Birmingham School District even though it has the same zip code as Homewood. - Lease 1 year - No pets allowed. - No smoking. - Maximum occupancy 4 people (not including children below 2 years old). - For utilities, tenant is responsible for electricity, telephone, cable and internet. - Parking is unassigned but please be courteous to neighbors as they have their regular spots. - Please use self clean mode after using the oven. At least twice a month for easier maintenance. - There is no garbage disposal so please do not put food, cooking oil or anything into the sink that may clog the drain. - Please keep noise to a minimum level. - Air filters will be provided and need to be changed every 60-90 days. - Smoke/carbon monoxide alarm may need battery change when it's time. - Please keep the wall in the same condition. There already are a number of holes for you to hang pictures and decorations. Extra hole punching will be charged. - Tenant is responsible for all repairs needed in or about the Leased Premises up to and including $100. The Landlord will be responsible for repairs that exceed this amount. - Tenant must discuss with the landlord before attempting to do any large repairs as some items needed to be approved by HOA. Please take note that communicating with HOA may cause some delays during non-business hours. Tenant must keep the receipt if choose to hire his/her own technicians. - We encourage tenant to get renter insurance. Without insurance tenant will be responsible for all the cost of his/her belongings in the event they are damaged or lost and also cost of living if the condo is temporary inhabitable.
