A lower score due to non establishment of credit is not as detrimental as a low score due to nonpayment history. We tend to overlook medical debt, but nonpayment of rent or utilities will preclude an applicant from residency. Prior to final approval, we require a criminal background check for anyone over the age of 18. Long-term guests (72+ hours in a week or 7 days in a month) must be approved and provide background checks.
