Secure your reservation with a $1000 Reservation/Security deposit. -Reservation deposit of 50% of the total rental fee and a $250 cleaning fee is due upon signing of lease. -The balance of the entire rental amount is due 60 days prior to your stay. -The Security Deposit will be returned within 14 days after the contract rental period, pending: 1. Inspection and inventory of the home 2. Return of garage door opener (1) -There will be a $75 charge for each item not returned. -All payments must be made by bank/cashier's check or money order. -Cancellation refunds will be issued if the home is re-rented for the same rate and time period. -Reservation/Security Deposit is non-refundable. -A maximum of 6 people allowed. No large events allowed. -The Villages is a 55 and over gated community thus all those living in the home must be 19 years or older. Young visitors are allowed for limited time periods. -For the health and safety of occupants, Smoking (including electronic) is ABSOLUTELY prohibited, inside and out. -If evidence of smoking, a $500 fine will be paid and renter will be immediately evicted and forfeit all refunds. -Pets are prohibited but well-behaved non shedding small dogs of 20 pounds or less MAY be considered. If your non shedding small dog is accepted there will be an additional $500 damage deposit and an additional $100 cleaning fee. For the comfort of our renters with pet allergies, the home is deep cleaned after pet visitors and only non shedding pets are allowed. -To allow for cleaning, check-in is after 4:00 p.m. the first day and check-out is before 10:00 a.m. on the last day. -A Temporary Resident ID ($50 for two residents for the length of the rental) gives you access to The Villages 2700 (+) clubs and organizations, 600+ holes of golf, recreation center classes, over 100 swimming pools, over 200 pickleball courts and golf. You will have access to free golf at over 40 executive golf courses (small fee charged if you use a golf cart on the course.) There is an additional charge for golfing on the 13 Championship Courses. There is nightly entertainment in the three Town Squares, live theaters and nationally known musical groups at the Sharon Center. Additional guests can obtain free guest passes once the temporary Residents ID's have been obtained. Renters are responsible for getting their own resident IDs. -Paid by landlord: Taxes, Utilities, Basic Cable TV, High-Speed Internet, pest control, trash & lawn services are included. EXCEPTION Monthly electric charges in excess of $200.00 will be deducted from the security deposit. -Full payment due at time of booking. Will accept "Best Offer.
