Tenants are responsible to pay all utilities (gas, electric, water, sewage and trash). REQUIRED DEPOSITS: -Security Deposit $1,095 -Water & Sewage Deposit $200 -Appliance Deposit $200 **Section 8: Will consider a 1 bedroom Section 8 voucher. Must have voucher in-hand. We will submit for the highest allowable standard. **FIRST MONTH'S RENT AND REQUIRED DEPOSITS MUST BE REMITTED WITHIN 48 HOURS OF RECEIVING LEASE OFFER / AT LEASE SIGNING. Minimum of 1 year lease required. Permission to have pets will be considered on an individual property basis. If permitted, then pet security deposit and monthly fees will apply. If student rental, then all student tenants must have a parent or legal guardian who is willing to be listed as a co-signer on the lease, and first and last month's rent will be collected at lease signing. APPLICATION FEE: Charged per adult applicant and covers credit check, criminal background check and eviction check. Each resident over the age of 18 must submit a separate rental application. Please be prepared to pay the application fee as outlined in the property listing. In addition to completing the rental application, you will also be required to provide 1) a copy of a valid form of identification, 2) proof of monthly income, 3) three years of residential history as well as contact information for your rental references. Please note that most properties require that applicant combined take-home pay (net income) is at least four (4) times the monthly rent amount. IMPORTANT NOTICE: Upon approval of your application, we will send you a copy of our Residential Lease which would need to be signed, and all required rents and deposits must be paid within 48 hours. If said funds are not remitted within 48 hours, then the Residential Lease offer will automatically rescind, and your offer of tenancy will no longer be approved; thus, we will continue processing other applicants. IN SUMMARY, IF YOU DO NOT HAVE ALL THE REQUIRED FUNDS AVAILABLE, you should reconsider completing this application as we cannot hold any property while move-in funds are gathered. This will enable you to pay your rent online with an e-check or credit card. In addition to paying your rent online, you will be able to submit maintenance requests and view your account balance - 24/7.
