All applicants (18 years or older) must have:
A favorable credit history with a minimum credit score of at least 700 Or above. This does not apply to section 8 prospective tenants. After seeing apartment in person interested applicants will be given an applications to complete and sign. We will verify all information on applications including credit, income, employment, and rental history.
Verifiable household income that is at least 2.5 times the monthly rent. See exceptions: Credit scores of 700 or above do not apply to section 8 or fair housing applicant's. 2.5 household income for section 8 tenants only applies to there portion of rent.
Copy of a photo i.d. Is required when completing application to lease.
No prior evictions , unlawful detainers,or collection records for non-payment of rent.
Renter's Insurance is required during tenancy paid for by tenant.
Renters insurance required.
Favorable references in writing from current / previous landlords.
A fully completed and signed applications for each applicant 18 years or older.
Applicant must not have any criminal or civil misconduct convictions for crimes considered harmful to people or property (unless exempted by law)
Applicant will report if you have ever been party to an unlawful detainer or filed bankruptcy within the last seven years.
Applicant will report if you owe any outstanding rent to Current landlord.
Applicant will report if to verify, employment, rental history, and a credit check fee of $45 refundable for non-accepted applicants.
Required Documents to be submitted with the completed application to Lease:
1. Photo ID: all applicants must provide photo identification. Acceptable photo identifications include, but are not limited to: state issued identification card or driver's license, Passport or any other government issued photo identification.
2. Proof of Income: pay stubs with year to date, proof of child/and or spousal support payments; proof of social security income, disability or other government income, proof of retirement or trust fund account, etc, monthly income of lease holders must be at least 2.5 times the monthly rent. Self employed applicants must bring copies of the past three year's tax returns. Section 8 exceptions 2.5 only applies to tenants portion.
3. Application Fee: An application fee (cash or cashier's check or sent electronically) in the amount of $45 for the purpose of obtaining tenant screening reports is required for EACH application. Applicants that do not qualify, the fee is returned.
4. Proof of Renter's Insurance: Prior to move-in, you must provide the Declaration page showing:
*Minimum of $500,000 liability coverage & naming property management or owner as co-insured. Required only after applicant is approved.
*The property and address added as additional insured to notify landlord in case policy is terminated.
* Prospective tenants must provide all of the above to be considered a complete application. Applicants that fail to provide all of the above will not be considered or responded to.
* Hardcopy wet signed applications required.
