1. No Pets: Our condominium unit has pets policy. However, we regretfully cannot accommodate any pets, regardless of their size, breed, or type. We appreciate your understanding and cooperation in maintaining a pet-free environment in our unit.
2. Rent Payment: Upon signing the lease agreement, the tenant is required to pay upfront for the first month's rent and security deposit. This means that both the first rent and security deposit are due at the time of lease signing.
3. Non-Refundable fee besides monthly rent: Application fee ($55), HOA fee ($700) & administration fee ($50).
4. Damages and Pet Damage: We take great pride in maintaining the pristine condition of our condo unit. Upon the completion of the lease term, a thorough inspection will be conducted to assess any damages. If damages are found, including any evidence of pet-related damage, the tenant will be responsible for covering the repair costs using their security deposit. Should the damages exceed the security deposit amount, the tenant will be required to transfer the remaining balance at the end of the lease.
5. HOA Documents and Move-In Fee: As a tenant, it is essential to familiarize yourself with the Homeowners Association (HOA) rules and regulations that govern the condominium complex. Prior to moving in, you will be required to read and abide by these HOA documents. Additionally, there is a one-time move-in fee of $700, payable to the HOA, which is necessary to cover administrative costs and ensure compliance with the community guidelines.
6. Parking: For your convenience, one dedicated parking spot is included with the lease of this condo unit. You can rest assured knowing that you'll have a designated space for your vehicle within the premises by providing the license plate and vehicle type to register your car. No sublet and tenant should maintain the parking spot free from oil, trashes and any damages. If you do not require a parking space or do not own a car, the corresponding rent amount will be deducted accordingly.
7. NO Smoking allowed whether in unit or balcony.
8. Utilities: As a tenant, you will be responsible for paying the utility costs associated with the condo unit. This includes expenses such as electricity, water, sewer, and any other utility services utilized during your tenancy. It is important to budget for these costs accordingly and set up the necessary accounts with the respective utility providers. Gas and garbage fee already included in the rent.
9. Rental Insurance: We require tenant to obtaining a renter's insurance policy to protect your personal belongings and provide liability coverage during your stay. It is a prudent measure to safeguard your possessions and provide peace of mind.
10. Maintenance and Repairs: Tenants are responsible for a range of minor repairs and maintenance tasks in a rental property.
11. Renewal and Termination: Towards the end of your lease term, we will contact you to discuss the possibility of lease renewal if you wish to extend your stay. Should you decide to terminate the lease, we request a 30-day written notice prior to the intended move-out date.
12. Security Deposit: Along with the first month's rent, a security deposit of one month's rent will be collected upon lease signing. The security deposit will be held in accordance with the legal requirements and may be used to cover any unpaid rent, damages, or other outstanding fees at the end of the lease term.
13. Minimum Lease Duration: The minimum lease term for this condominium unit is 1 year. By signing the lease agreement, you agree to fulfill the commitment of minimum 12-month tenancy.
14. Early Termination: Should you need to terminate the lease before the completion of the minimum lease term, please note that early termination may be subject to penalties and fees (2 month's rent + cost of advertising)
15. Renewal Options: At the end of the initial lease term, you may have the opportunity to renew the lease for an additional period, subject to negotiation and agreement between the tenant and the landlord. Renewal terms, including potential rent adjustments, will be discussed 30 days before lease expiration date.
16. Occupancy Limits: The condominium unit is designed to accommodate a maximum number of 4 occupants as defined by local occupancy regulations and the specifications of the unit. Exceeding these limits is not allowed without prior written consent from the landlord.
17. Compliance with Local Laws: As a tenant, you are expected to comply with all applicable local, state, and federal laws, as well as any rules and regulations set forth by the homeowners association and the condominium complex.
