    What's special

Seller is HIGHLY MOTIVATED and ready to deal! Make us an offer. You might be pleasantly surprised! SELLER PLANS TO GIVE AN ALLOWANCE SO THE BUYERS CAN PERSONALIZE THE HOUSE despite renovations!-------The gorgeous hardwood floors have been professionally cleaned and recoated. A BRAND NEW laminate floor has been installed in the kitchen along with brand new granite countertops and stainless steel sink. The house has been completely painted on the inside and much of the outside.-------This fabulous one-owner brick home is solid as a rock and approximately eight minutes from downtown Charleston. It is located in desirable Lawton Bluff on a cul-de-sac with a small lake behind the house and picture window overlooking the lake. The house is approximately a minute from the City of Charleston's James Island Recreation Complex on Quail Drive and three minutes from the tennis courts at the end of Harborview Road (at Fort Johnson Road). It is approximately two minutes from the Piggly Wiggly Shopping Center with a liquor store, gas station, bank, restaurant and other shops.-------There are beautiful hardwood floors (just recoated) throughout the house except for the bathrooms in which there is tile, and the kitchen in which there is the aforementioned new laminate. The house has enhanced wiring so that emergency electricity for half of the house can be run off a generator in the garage by just plugging a line into the generator.-------The lot is large, and there are trees and shrubs that provide plenty of privacy on both sides. There is a pear tree in the yard that yields a large amount of pears each year.-------The lake is full and has been since mid-summer, but, because of the drought, the lake has been low at times (and dry once for a few days). The seller says, historically, it is low only a little while each summer. Most of the time there is plenty of water in the lake with ducks, birds, turtles, etc. The City of Charleston maintains the drainage easement for the lake and recently checked it and it is open and functional. City of Charleston Senior Engineering Project Manager, Fowler B. Del Porto, of the Department of Public Service, wrote on July 22, 2011 that "The problem (with the lake last summer) is that we are in a drought and most lakes in the county are low right now. Until we get some good rain those lakes will remain at those levels." Since then, the lake has filled up nicely and is nearly full now. THERE IS NO POSSIBILITY OF A SPECIAL ASSESSMENT related to the lake or anything else because no HOA owns the lake. There is NO HOA in the area. Mr. Del Porto states that "those ponds could be considered state waterbodies, just like tidal creeks" with the City of Charleston in charge of the drainage easements.
