If tenant damages or leaves the hot tub in unsanitary conditions, which includes pouring drinks other than water, dirt, bodily fluids, etc., a service charge of $350 to $500 will be billed to the guest for servcing of the hot tub. This will include, dewatering of the hot tub, cleaning, refill and new treatment. If clogging of the plumbing occurs at fault of the tenant, emergency plumbing service call with a minimum fee of $350 will be assesed to the guest if deemed clogging was caused by the guest. Damages occurred by the tenant are the tenant's responsbility. Long term lease preferred (8 to 12 months); however, a short term lease (1 to 3 months) is negotiable. Renter pays all utilities including lawn care. First and last month's rent due at signing. Tenant must pass a background check at tenant's cost. Smoking is not allowed anywhere on the property and only up to one (1) dog under 40lbs is allowed for a small fee. Entire home is accessible to guests with the exeception of the garage where only the washer and dryer area is accessible. Tenants are not to bring glass or drinks other than water into the hot tub for safety reasons. Underage children and adults in need of assistance, are to be attended by a competent adult during use of the hot tub. A hot tub cover is provided and guest can use cover when not in use. Guest are not to throw garbage which includes paper towels, excessive toilet paper, wrappers, feminine products, condoms, or anything besides toilet paper down the toilets. Guest should also not pour grease and cooking oils down the drains as this can lead to clogging of the homes plumbing.
