RENTAL CRITERIA FOR 8112 DALLAS AVE S, Seattle We are working with neighbors and other landlords in this area to maintain our nice neighborhood. To this end, we have a very thorough screening process. The following information will be accessed as part of the screening of any applications for tenancy: General Requirements: Failure to accept the following conditions is grounds for denial of tenancy 1)1 vehicle per applicant and non-running cars will be reviewed on case by case basis. 2)Tenant is not in possession of large objects (boats, storage pods, trailers, etc) that cannot be stored elsewhere 3)Lease Term: month to month 4)Tenant will not use apt. for other than living purposes (personal business, sublet, unlawful activity etc) 5)Maximum Occupants: Two per bedroom 6)Smoking of any substance (tobacco, marijuana, cloves etc) allowed only outside 7)Demonstration of ability to pay complete deposit and prepaid rent requirements prior to occupancy (inability to pay the fees is grounds for denial of the application). 8)Most pets allowed 9)Renters insurance recommended, not required Application for tenancy: 1)Arrive on time (or timely call to reschedule) for your tour of the interior and exterior of the building. Applications are not accepted unless all applicants have viewed the property and have met the Landlord. Out of town applicants must use skype, facetime, or another interactive "real time" method of taking a virtual tour of the property. 2) We are looking for applicants who have an interest or willingness to participate in occasional social activities with other tenants. We encourage applicants to interact and get to know the current residents in order to create a sense of community. We believe that this adds to the feeling of home and it facilitates the health, safety and enjoyment of the property by all residents. 3) Fully completed Application for Tenancy, without material misstatements or omissions, for every adult occupant and payment of the application fee via venmo (we do not accept cash). Applications will not be reviewed until received in full and fee is paid. Groups of more than one applicant will not be considered until the applications from all members of the group are received. Disapproval of one applicant terminates the application. 4) Include a photograph of a government issued picture ID for all adult occupants. An application without proof of identity is not complete. 5) After preliminary screening, applications which do not appear to meet our Rental Criteria will be notified and will not be passed along for further review. Applications which appear to meet our Rental Criteria will be moved forward for screening. 6)If you require additional time or assistance to complete an application due to limited English proficiency or disability, please contact our office via email (owner/manager email) or phone (owner/manager phone number) and describe the reasons why you require additional time and any proof of need you wish us to consider. Income Requirements: 1)Proof of adequate income to ensure ability to pay rent on time throughout the lease term to be obtained by verification of employment and salary/wages. 2) If your employer does not respond to requests for information within 48 hours of being contacted, that will result in denial of the application due to unavailability of verifiable employment. 3)Applicants who do not meet our minimum criteria based upon income and/or credit requirements may propose a Guarantor (co-signer). Any Guarantor must have no unpaid collections, no open bankruptcy cases and sufficient income. Guarantors not meeting these requirements will result in denial of the application. 4)Guarantors or co-signers are not accepted where the applicant does not meet all other criteria (besides minimum income/credit requirements). 5) Self-employed: MFTE/IZ Self-Employment Verification Form, include signed and completed most recent federal income tax return (1040) with schedules or Profit and Loss statement (for new businesses only that do not have 12 months covered on tax return). Credit & Background Requirements: 1) Credit reports will be completed by the Landlord's Tenant Screening Agency. We do not accept "comprehensive reusable tenant screening reports." 2)Favorable credit history free of negative credit issues which may indicate that the applicant has a pattern of failure to timely pay financial obligations. Any credit records shown on a credit report as delinquent, charged off or unpaid are grounds for denial of tenancy. Any open bankruptcy case(s) are grounds for denial of tenancy. 3)Collections (including medical collections) appearing on a credit report will be considered on a case by case basis. Collections that have been paid off are acceptable. Applicants who have no established credit will be considered on a case by case basis. 4) Owner requires offender screening Rental History: 1)Favorable references must be received from minimum the last three non-family landlords (i.e., timely rent payment, no damage in excess of normal wear and tear, no documented rules violations, timely issuance of notices of intent to vacate and compliance therewith). Any negative history from a prior landlord is grounds for denial of tenancy. Personal hygiene and living habits meet basic standards. 2)For applicants without prior rental history, two personal references equivalent to two favorable past landlord references. Preference is given for references from non-family/friend relationships such as a coach, teacher, mentor, organization leader or co-worker. Please state the nature of your relationship along with the contact information. Absence of such references will result in denial of the application. 3) Verification of the latest 2 continuous years of rental history. If your former landlord(s) do not respond to requests for information within 48 hours of being contacted, that will result in denial of the application due to unavailability of verifiable favorable rental history.
