This apartment is excellent for a family, two couples, three graduate students, etc. When shared by four graduate students, one can take the huge living room/balcony (usually paying a larger share of rent, like $850 per month). Another housemate can use the next largest room for $625 per month. The second smallest room is $525, and the smallest is $500. With all utilities included, this is a great option for graduate students in Ithaca! Our apartments are all fully furnished with recently purchased beds and quality furnishings. During the summer these homes are available as 5-star vacation rentals on Home Away. Our vacation guests demand clean, functional, attractive interiors, and we provide that for our academic year residents as well. 811 N. Tioga Street was built in 1903 to be one of the largest apartment houses in the area. The carriage house in the back of this property also two apartments at least since the 1920s. In 2009 the carriage house apartments were expanded into two-story townhouse-style homes. There is a rustic courtyard between the main house and the carriage house. These apartments house mostly dedicated Cornell graduate students, and we don't allow parties or noisy gatherings. In the good weather there are more flowers every year, as our manager Thomas, who lives on site, keeps improving the grounds. Our next door neighbor is a Cornell horticulturalist, and his gardens seem to be spilling wonderfully into our otherwise barren concrete and stucco property. The interiors of these apartments are luxurious and fully renovated, with modern kitchens and bathrooms. All have dishwashers, garbage disposals, large refrigerators, and microwaves. This apartment has a brand new 25 cubic foot french door fridge. The kitchens are well-appointed with dishes, silverware, recently purchased ceramic pots and pans (no teflon), and of course a coffee maker and bean grinder. This apartment is the second floor of our main house in the quiet, residential, Fall Creek area below Cornell. There are three bedrooms, plus a huge, separated living room with a queen bed, and a dining room/living area with two leather couches. The apartment is about 1300 square feet. Parking is on-street, and there is usually plenty of parking available. Owner pays all utilities, lease term is flexible
