Following are minimum requirements for all applicants. Please let me know if you meet these requirements and we can set up a showing.
* Income: has to be at least 3x the amount of rent.
**Credit: minimum Fico score is negotiable with no recent latenesses that indicate financial hardship. Typical credit has to be over 620
No criminal history in a background search.
$35 non refundable application fee will be collected- per person to check criminal and eviction history
**Landlord history: current and previous landlords have to verify good payment history and good treatment of the property. (Owner goes back to 5 yrs of residency)
**Job history: has to have job stability and likelihood of continuing with current job must be high.
-no pets
-no smoking
-landlord takes pride in his property and expects the same from the tenant.
-last landlord must verify that property was kept clean and there were no damage done to the apartment
-semi annual inspections will be done the property to make sure the lease is being followed and no unauthorized people are residing at the property
- sorry I do not rent to smokers. This is a smoke free building

-Job history: has to have job stability and likelihood of continuing with current job must be high.
- tenant must have a checking account and must be okay for the future rent payments to be withdrawn directly with ACH -automatic payments
-no pets (one cat is ok with $250- non refundable pet fee, and a monthly rent increase of $25/mth)
