A minimum credit score of 650 is required. A rent-to-income ratio of 3 to 1 is preferred. Tenants will be responsible for all utilities and yard maintenance. Has never been convicted of a sex offense or has a felony within the past 7 years. i. Pays a "Deposit" to have the rental taken off the market. j. Is willing to pay for a background check. 7. Failure to meet the above criteria will result in one of the following: a. Denial of the application. b. Requiring additional deposit. c. Requiring a qualified Co-signer. 8. An applicant may be denied residence for incomplete or false information on his/her rental application, or for failure to meet our minimum requirements. Renter is responsible for all utilities & yard maintenance. No smoking. Lease is for a minimum of 12 months. All prospective tenants must complete a credit (minimum score 650) application and background check before any showings. Debit to income ratio of 3 to 1 is encouraged. $1,400 per month with a $1,000 deposit. Of which, $500.00 is non-refundable. Pets are allowed with a non refundable deposit of $250.00.
