Property Description
This Residential Lease Agreement applies to the single-family residential property consisting of the dwelling located at the leased address and the surrounding land totaling approximately one-half ( ) acre. The leased premises include the residence and the immediately surrounding yard area located on the property.
Lease Term
The lease term shall be no less than six (6) months and no more than twelve (12) months, unless otherwise agreed to in writing by the Landlord and Tenant.
Security Deposit
Tenant shall pay a $2,000 security deposit prior to occupancy. The security deposit is refundable, less any lawful deductions for damages, unpaid rent, cleaning, or other charges permitted under Texas Property Code. The security deposit will be returned in accordance with Texas law after Tenant vacates the property and provides a forwarding address.
Utilities
Tenant is solely responsible for establishing and paying all utilities serving the property during the lease term. This includes, but is not limited to, electricity, water, sewer, trash, gas, internet, and any other services connected to the property unless otherwise agreed to in writing.
Renters Insurance Requirement
Tenant shall maintain active renters insurance coverage throughout the duration of the lease. The policy must provide personal liability coverage and coverage for Tenant's personal property. Tenant agrees to provide proof of insurance upon request by Landlord.
No Smoking Policy
This property is designated as a strict non-smoking residence. Smoking of any kind, including but not limited to cigarettes, cigars, pipes, vaping devices, or marijuana, is strictly prohibited inside the home.
If evidence of smoking is found inside the property or if smoke odor remains after Tenant vacates, Tenant agrees that a $3,000 smoke remediation and cleaning fee will be deducted from the security deposit or otherwise billed to Tenant to cover professional odor removal, cleaning, and remediation costs.
Pets
Dogs are permitted under the following conditions:
Maximum of three (3) dogs
A $500 non-refundable pet deposit is required
Tenant is responsible for all pet-related damages, waste removal, and compliance with local animal ordinances
No other animals are permitted without written approval from the Landlord.
Property Care and Use
Tenant agrees to maintain the property in a clean, safe, and sanitary condition and to comply with all applicable laws, HOA rules (if applicable), and local ordinances. The premises shall be used solely as a residential dwelling.
