**update**Sunday February 16th will be the only open house. Happy to say there are many interested & to make this easiest and quickest - All offers submitted need to be submitted by Mondays end and need to be pre-approved or cash and to purchase home as is. They should be best & final. We have no desire to go back and forth with negotiations or creating a bidding war*** Going through a divorce & I sadly cannot afford to buy this home from husband and he doesn’t want it. He has signed an offer to an investor but I want a chance to sell to a family. This home holds a special place in my heart and I feel it belongs to a family whom needs an home in Cedarville & appreciates old homes. One that will lovingly keep its restoration intact and love it not flip it. It needs some TLC, which is why the as is. It is structurally sound & electric and plumbing all up to date. New boiler with softener and tankless water heater. It will need a new roof sooner than later but it is not a critical need. Extensive assessment when we considered solar panels 2 years ago and the roof checked out to have them out on. We just chose not to. Gutters need replaced in parts and the original floors need sanded and filled in many spots and need a new coat of poly. They are worth any work as they are so gorgeous and special. It really is lovingly updated and restored 1906 home. Where it matters and is an old house lovers dream! Perfect blend of true to era historic charm and modern conveniences with endless potential. Most of the home features hand scraped original heart pine wood floors with beautiful patina. Notable features of the home include incredible 10 ft ceilings on main floor, efficient and beautifully detailed radiators, over sized updated windows flood light into rooms, exquisite trim and molding frame main level windows and doors, built in floor to ceiling cherry wood shelves with space for a large mounted TV, rich cherry wood counter tops and cabinets, and a cut out between the kitchen and dining/living area trimmed in hand hewn 100 year old oak beams. Additional square footage, which is not included in the finished sq ft, includes the generously sized mud room, laundry room, and charming windowed closet nook on all on the main floor. Upstairs is a private large bedroom/loft with a finished bathroom and lots of natural light. Two small private bonus dormers off of the loft, each with own closet space, add to the uniqueness of this home and provide additional living and or storage space. Unfinished fieldstone basement provides additional storage and or workshop space. The property is amazing. One of the largest lots in the village at just under 1/2 an acre. In the quaint front yard sits two mature cherry trees that are a joy to pick from in the Spring. The back driveway leads to a 2 story barn built in 1919 which has been updated to include garage doors, electricity, and an attached animal hutch. The completely fenced in backyard contains a large bricked paved patio fire pit, large garden areas, a small covered porch, and plenty of space to run around. Extremely close proximity to bike path, library, community park, and other village and campus offerings make this an incredible find. An amazing old home in a fabulous location. **many of these photos are from when it was for sale 6 years ago when we purchased it. I Will be adding additional updated photos to include cutout, updated appliances and ceiling fans it I wanted to get it up before husband causes courts to force my hand to sell to investors.
What the owner loves about this home
I love the efficiency and warmth the beautiful radiators provide. I love the massive cherry bookshelves, the extremely tall ceilings, and all of the original period pieces in the home. I was new to old homes before this house and have fallen in love with them. I adore the large private backyard. So much space to garden and for kids to play. We love being able to walk to the library, playground, village cafes, and riding on the bike path. Take note that the fireplace chimney is in inoperable but there is room to install a gas lined basket.
