The ground floor has a 400sf finished basement area with a pool table, opens up to a large back patio, adjoining 1/2 bath and laundry room with washer and dryer. It is equipped with central air and central heat. The property is available for rent as unfurnished (appliances included) or furnished for $500 more per month. Tenant pays utilities. Up to two pets allowed for an additional fee. Parking: - On-street parking is available on a first come, first serve basis. There are no dedicated parking spots for this property. Lease and application process: - Application fee is $50/tenant (or equivalent rate if applying through Zillow). - Lease is for a period of 1 year (12-months) unless otherwise documented in the signed lease agreement. Property may not be sublet without landlord approval. - Property is available unfurnished for $3000/month or furnished for $3500 per month. - First month's rent and security deposit (equivalent to one month's rent) is due upon signing the lease. This includes any pet deposit and rent. Security deposit cannot be used for last month's rent. - Landlord accepts check, ACH, and credit card payments. Tenant is responsible for any fees associated with credit card or canceled/returned payments. - Trained and housebroken pets are allowed with landlord approval (up to 2) with a $200 non-refundable deposit and $25/month pet rental fee - Lease renewal or termination notice must be given at least 90 days before the last day of the lease. Utilities - Tenant is responsible for setting up and paying for all utilities (gas, water, electric, cable/internet). Utilities may vary between $150 and $500 (or more) depending on usage. Property use: - No businesses may be operated from the property that require non-tenants to access the premises or put extra wear and tear on appliances (including but not limited to short term rentals, retail businesses, personal training or wellness services, laundry services, catering, babysitting/daycare services, etc.). - Landlord can enter the property for repairs or inspections with 24-hour notice to the tenants. Inspections will be scheduled twice yearly as part of the lease. - Absolutely no smoking, vaping, illegal drug use, or underage consumption of alcohol is permitted on the premises - Toilets are for human waste and toilet paper only. Pittsburgh has an old sewer system. Anything else (diapers, any wipes -even "flushable", paper towels, tissues, hygiene products, condoms, etc.) are not to be flushed down the toilet. These can clog the sewer pipe. If a sewer blockage occurs during the lease or is discovered upon lease termination, and the plumber finds inappropriate items blocking the sewer, tenants will be charged the remediation fee. - Fire extinguishers and smoke detectors in good working order will be installed and on the property. Tenant will not remove these devices, and is responsible for maintaining / replacing them if used. - Tenants will notify the landlord immediately in the event of any property damage, incident (leak, burst pipe, etc.), or missing items. Landlord will work with tenant to rectify the problem as soon as possible. Important notices: - NOTICE: This property was built before 1900. This property may contain lead-based paint, which can pose a health risk, especially to young children and pregnant women. As required by law, the landlord will disclose any known information regarding lead-based paint hazards within this unit, including its location and condition, and will providing tenant with a copy of the EPA pamphlet 'Protect Your Family From Lead In Your Home.'. Tenant is advised to have the property inspected for lead-based paint hazards before signing the lease. - NOTICE: Tenant agrees to be solely responsible for any damage caused to the rental unit or property during the tenancy, and shall repair or reimburse the Landlord for any such damage. Landlord is not liable for any loss or damage to Tenant's personal property, and Tenant is strongly advised to obtain renters insurance to protect their belongings against unforeseen events such as fire, theft, or water damage.
