Lease Duration: This lease agreement is for an initial term of 3 to 6 months, beginning on [Start Date] and ending on [End Date]. The lease may be renewed in 6-month increments upon mutual agreement between the Landlord and Tenant, with written notice provided at least 30 days prior to the expiration of the current lease term. Utilities and Services: The Landlord is responsible for electricity, water, and cable/internet services. Tenant shall not install or modify utility services without prior written consent from the Landlord. Smoking Policy: Smoking is strictly prohibited within the apartment and any enclosed or common areas of the property. Pets: No pets are allowed on the premises at any time. Violation of this clause may result in immediate termination of the lease. Rent Payments and Grace Period: Rent is due on the 1st day of each month. A 5-day grace period is allowed for late payments. On the 6th day, a late fee of $15 per day will be charged until the rent is paid in full. Nonpayment and Eviction: If rent remains unpaid for 30 days, an immediate eviction notice will be issued, and the lease agreement will be subject to termination. Security Deposit: A refundable security deposit of $875 is required. Deductions may be made for damages beyond normal wear and tear. Maintenance and Repairs: Tenant must notify the Landlord promptly of needed repairs. Landlord will be responsible for major repairs, while the Tenant shall maintain general cleanliness and report minor maintenance issues. Right of Entry: Landlord may enter the premises with 24-hour notice for maintenance, or emergencies. Use of Premises: The premises shall be used solely as a private residence. Subletting or short-term rentals (e.g., Airbnb) are not permitted. Alterations: Alterations, painting, or structural changes are allowed with written consent of the Landlord. These changes will be removed by tenant once leasing is over. Noise/Disturbance Policy: Tenant shall not create noise or disturbances that interfere with the peaceful enjoyment of nearby residents. Termination Clause: Either party may terminate this lease with 30 days' written notice after the initial term. Breaking the lease without notice may result in loss of deposit. Insurance: Tenant is encouraged to obtain renter's insurance to protect personal property. Landlord's insurance does not cover tenant belongings.
