We're seeking renters who will not only care for the home as much as we have but who will also respect and enhance the neighborhood. Unfortunately, we cannot accommodate requests to view the house without completing the application process through Zillow. Lease Terms for 806 Newington Lease Duration: Minimum lease term: 12 months. Option to renew the lease subject to mutual agreement. Monthly Rent:Rent is set at $3,000 per month. Rent is due on the 1st day of each month. Security Deposit:A security deposit equal to one month's rent is required at the time of signing the lease. The deposit will be held in accordance with state laws and returned within 30 dyas after move-out, less any applicable deductions for damages or unpaid rent. Utilities: Tenants are responsible for the following utilities: electricity, gas, water, internet. Occupancy: The property is to be occupied by the tenant(s) listed on the lease and their immediate family members. Subletting or Airbnb-type rentals are strictly prohibited without prior written consent. Maintenance and Repairs: Tenants are responsible for routine maintenance, such as replacing light bulbs, shoveling snow and having snow salt, and reporting any issues promptly. Landlord will handle major repairs, such as HVAC, major plumbing, or electrical issues, unless damage is caused by tenant negligence. Pet Policy: Pets are permitted, subject to prior approval by the landlord. No pet fee is required, we love animals! Just no reptiles as pet in the property. Tenants must clean up after pets and ensure they do not cause property damage or disturbances. Alterations and Additions: Tenants may not make any changes to the property (e.g., painting walls, installing fixtures) without prior written approval from the landlord. Community Standards: Tenants are expected to respect and uphold the values of the Reservoir Hill community, including maintaining the property's appearance and adhering to community guidelines. Smoking Policy: Smoking is strictly prohibited inside the home. Entry and Inspections: Landlord reserves the right to enter the property for inspections, repairs, or showings with at least 24 hours' notice, except in emergencies. Renter's Insurance: Tenants are not required to obtain and maintain renter's insurance during the lease term. Termination: Early termination of the lease requires [insert conditions, such as written notice and penalty fees]. Landlord reserves the right to terminate the lease for nonpayment of rent, lease violations, or illegal activity. Application Process: Applicants must submit their applications via Zillow.
