Option to renew the lease subject to mutual agreement. Monthly Rent:Rent is set at $3,000 per month. Rent is due on the 1st day of each month. Security Deposit:A security deposit equal to one month's rent is required at the time of signing the lease. The deposit will be held in accordance with state laws and returned within 30 dyas after move-out, less any applicable deductions for damages or unpaid rent. Pet Policy: Pets are permitted, subject to prior approval by the landlord. No pet fee is required, we love animals! Just no reptiles as pet in the property. Tenants must clean up after pets and ensure they do not cause property damage or disturbances. Alterations and Additions: Tenants may not make any changes to the property (e.g., painting walls, installing fixtures) without prior written approval from the landlord. Community Standards: Tenants are expected to respect and uphold the values of the Reservoir Hill community, including maintaining the property's appearance and adhering to community guidelines. Smoking Policy: Smoking is strictly prohibited inside the home. Entry and Inspections: Landlord reserves the right to enter the property for inspections, repairs, or showings with at least 24 hours' notice, except in emergencies. Renter's Insurance: Tenants are not required to obtain and maintain renter's insurance during the lease term.
