A main build site is available directly at the end of the 900 foot driveway, with a 300 foot open chamber drain field $8K septic system in place (barely used). An attractive 24' by 14' 1 1/2 story building with a front deck is included (sited 100 feet from the prime build site), complete with French double doors - good for a staging area, to be eventually turned into a guest cottage or a workshop. You'll feel like you're in the middle of a forest, yet you're within 5 miles of many restaurants, the local college, the county seat, numerous stores including a Super Walmart. I-75 is a quick 9 miles away. *There are four known springs on the property - one of which is already concreted and piped for a water supply. We have a rudimentary system to give us showers, toilet water, etc. A pipe runs 250 feet up to the build site and small building, and we run 250 feet of 12 gauge extension cord down to a small 1 amp water pump. It is broken down and stored while we are not there. Currently when we stay there, we use a few solar panels plus run our inverter generator a couple of hours a day. Nights are generally cool, so we just shut off the power at night. *A build site at the end of the 800 foot driveway has a nearly new 3 bedroom rated septic tank with chamber style commercial grade drain fields (State Registered)($8K to construct). *The property rises nearly 300 feet, with a seasonal view overlooking the Madisonville valley, with the Smokies in the distance - in other words a view as far as eye can see. *The land is nearly all in hardwoods with many old logging trails on the ridges. There is over 800 feet of paved county road frontage, but the road is not heavily traveled, usually under 25 cars per day. *The surrounding land is unlikely to be developed, having been kept in their family for generations and the land directly across is steep. *The driveway is fully drive-able with any car, well packed with 40 tons of gravel. *Owner financing available. 15% down, 5% on remainder for 15 years with good credit. *Other owner financing is also available depending on credit history. *Property taxes are about $280 / yr. Unrestricted use (for example mobile home or house okay). Neighborhood Description Neighbors have 15-100 acres.
