Pets welcome - especially cats! Duplex is connected to a larger house that is rented for short-term vacation stays on Airbnb and VRBO. We are offering reduced rent in exchange for managing AirBnB and VRBO rentals, and tenants will also receive a 20% commission on these rentals. The unit has a spacious kitchen and living room with a wood stove, a full basement with laundry and room for storage, and private back and front entrances. Eat-in kitchen is large with a separate butler's pantry. The entire unit was just repainted, and the kitchen will have new flooring. More photos available upon request. Rent is $1550/month, including all utilities (heat, hot water, electricity, wifi and cable tv) Property Description: The 14-acre wooded property includes hiking trails, a rolling stream, and a place for gardening if tenants are interested. In addition to the duplex and rental unit, there is a small cabin on the property where the property owners, members of an extended family, stay from time to time. There are also two small outbuildings and a garage, for which arrangements can be made for tenants' use. AirBnb/VRBO Management Duties: -Tenant(s) are expected to be welcoming and unobtrusive to guests. Managing vacation rentals also involves the following duties: -Responding promptly to rental requests (within a few hours or sooner) -Providing check-in information to guests, answering questions before and during their stay, and writing post-visit guest reviews on Airbnb or VRBO -Ensuring that shared Google Calendars indicate scheduled rentals and blocked dates -Regularly communicating with property owners about rental-related matters, including promptly telling us about issues that require our attention, and blocking off the vacation rental on Airbnb and VRBO for dates when the family would like to use it -Communicating as needed with the property manager/caretaker, who lives across the street -Scheduling post-visit cleanings with our housecleaner and regularly checking rental for any damages, missing items, or restocking needs (e.g., kitchen basics, toiletries, paper goods, etc.) -Consolidating rental and property trash and recycling and bringing to the bottom of the driveway for pick-up once a week -Checking PO Box for property weekly -Limited seasonal/weather-related tasks for rental (e.g., shoveling walkways after a snow, putting out and taking in spring/summer outdoor furniture for use by renters, etc.)
