Outdoor & Location Perks The enclosed patio and outdoor shower provide sheltered spots to enjoy fresh air, while the yard suits relaxed winter play with dogs or family. Rent & Basic Terms Monthly Base Rent: $2,500.00 Pet Rent: $200.00 (if applicable) Late Fee: $50.00 (Applies only if rent is more than 30 days late, per MA law). Security Deposit: $2,500.00 (Cannot exceed one month's base rent). 2. Utilities Landlord Pays: Water, heating, cooling, and electricity (excluding internet). Allowance: Landlord provides a $150.00 monthly allowance toward the total combined utility costs. Tenant is responsible for any overage beyond $150.00 per month, payable as additional rent. 3. Maintenance & Restrictions Snow Removal: Tenant is responsible for snow removal of all walkways and driveways. Smoking/Pets: No smoking. Dogs under 40lbs permitted with Pet Rent agreement. Linens: Landlord will provide a starter set of linens. Condition: Property must be returned in "broom clean" condition, identical to the condition received, normal wear and tear excepted. 4. Legal Protections Recovery of Costs: If the Tenant breaches the lease (including early vacancy), Tenant is liable for: The balance of rent due for the remainder of the term or until a new tenant commences a lease. All costs to advertise, show, and locate a new tenant (including broker commissions). Professional cleaning and restoration costs. 5. Mold Disclosure & Maintenance Disclosure: Landlord affirms the premises are free of visible mold at move-in. Tenant agrees to inspect and report any moisture or mold concerns within 48 hours of occupancy. Prevention: Tenant shall utilize bathroom fans and maintain proper airflow to prevent moisture buildup. Early Termination Waiver: Tenant acknowledges that a mold claim made more than 30 days after move-in does not constitute a basis for lease termination. Any early vacancy due to environmental claims without a certified professional industrial hygienist report proving the unit is uninhabitable shall be deemed a Breach of Contract.
