This Augusta ground floor apartment is located on a very quiet road in the heart of Augusta. We have a church across the street, a small barely used and quiet non-profit business on one side of us and a retired veteran s home with very little outdoor activity on the other. We are part of a neighborhood watch. It will be available over the next couple of months (official date pending but perspectively some time near the first of August). Due to the limited available rentals in the area, we do expect this to go fast as it has in the past. Rent is $800 We give $10 off for paying even up to a day early. We give $10 off for passing bi-annual inspections in one try. We give $35 off the month of December, as a holiday discount for those who pay rent on time each month all year. All the utilities/amenities covered with the price of $800/month are: heat, electricity, partial internet coverage (see more below), hooking up one energy saving air conditioner in the summer (air conditioner itself, not provided), water, sewer, plow, one private off road parking space and we guarantee that you will not feel cold in the winter. We'll allow you to repaint the apartment any color you want (paid by you) as long as it is professionally done by our licensed paint man and as long as it is returned to it's original colors upon leaving (again a job that is done by our paint man and paid for by you). He sets his own prices. We do want you to enjoy the space. Cats are worked in as a pet amenity. We allow up to two cats. This is determined case by case. The current tenants have 3 cats, but they have earned this through cleanliness, responsible pet keeping and high litter box maintenance. If cats are not kept well, the smell will be noticed immediately due to layout of the building. Amenities that are available, but cost extra are: Pets ($5/cat a month, but we do not ask for a pet deposit), $15/month for one person ($20/month for two... so if you pay your rent one day early every month, this really costs you next to nothing) for access to house internet and there's an opportunity for extra storage for $20/month if you need it. Near everything you could want is within walking distance. The Lithgow Public Library is just 900 feet from the building. Showings will be in the order of the names I receive first. The place has new high end waterproof, vinyl flooring in kitchen and bathroom. The bathroom is huge with marble sink. Shower has Kohler shower head, rain style fixture. There is original hardwood flooring (1830 ca.) in the living room. There s a gas range stove in the kitchen. The kitchen faucet is a high end Kohler extended head. The kitchen is a full sized kitchen with additional track lighting. There is a working laundry room that would likely fit a single or twin bed in a pinch, if you didn t want to use the laundry option. It would work, but it would be a super tight fit, so we just have it listed as a very large studio with amenities instead. An office or indoor storage is a better possibility if you don t plan to use the laundry. We are not slumlords. If it breaks, we fix it. You are also very likely to get your deposit back here. We follow the law to the letter and do not make a habit of keeping deposits for questionable reasons (we use to be renters and we know what this feels like). We keep your deposit in escrow and you are welcome to proof of that. This is a no smoking building, however vaping/dabbing/wax/concentrates IS allowed. All other smoking types, must be done outside in a designated area. We just bought the building. Over the next few years, we plan to add a privacy fence and a swimming pool. I will need prospective tenants to fill out an application at their viewing and return requested documents. If you pass the short application process, we'll then arrange the background checks (which we pay for). This is a historic building with original floors and windows, so it will not qualify for housing or Section 8 programs. Sorry about that. We do support those who need the Section 8 program, we just cannot meet the requirements for this particular building, so please don't ask. I am willing to work with someone who's credit is non-existent, or a young person who has never rented before as long as they can prove previous work history is stable.
