4. Rental History:
Applicants must provide references from previous landlords and/or property managers.
Any history of eviction will result in denial of the application.
5. Application Fee:
A non-refundable application fee of $50 is required per applicant to cover the cost of background and credit checks.
6. Application Process:
All prospective tenants age 18 years or older must complete and submit a rental application.
Incomplete or inaccurate applications may delay the processing of your application or disqualify the application.
7. Approval Criteria:
Meeting the above requirements does not guarantee approval.
Approval is based on a combination of factors, including credit score, income verification, rental history, and criminal background check.
8. Lease Agreement:
If approved, applicants will be required to sign a lease agreement outlining the terms and conditions of the tenancy.
9. Lease Terms:
Minimum 12-month lease term. Move in date sooner than 30 days from date of application. First month's rent will be prorated for move in dates other than the 1st of the month. Maximum of 2 adult tenants. All tenants age 18 years or older must apply separately. No smoking allowed. No pets allowed except service animals as required by law. Service animal documentation will be requested if applicable.
