1. LEASE TERM & DURATION

SECURITY DEPOSIT & FEES
Security Deposit: A refundable security deposit of $1,650.00 is due upon signing the lease. This deposit covers damages or unpaid rent and will be refunded within 30 days of lease termination, minus any deductions.

The Landlord may inspect the property at reasonable times and with at least 24 hours' notice to ensure that the property is being properly maintained.
In emergencies, the Landlord may enter without prior notice to mitigate damage (e.g., fire, flooding).
TERMINATION, EXTENSION & RENEWAL
Notice for Termination: Either party may terminate the lease by providing 60 days written notice before the lease end date.
Renewal Option: A renewal option will be discussed 30 days prior to lease end. Rent and terms may be renegotiated.
ADDITIONAL TERMS AND POLICIES
Insurance: The Tenant is encouraged to maintain renters' insurance for personal property coverage. The Landlord is not responsible for tenant belongings in case of damage or theft.
Subletting: Subletting is not allowed without the written consent of the Landlord.
GOVERNING LAW & DISPUTE RESOLUTION
