To keep a calm environment, parties or gatherings are not permitted on the property. This property is smoke/vaping-free. -For month-to-month rental, and no longer than 12 months. A 30-day notification by writing only is required for termination or extension of the agreement. Rate increase will apply after the 12th month. -Security deposit equal to a month's rent, refundable 15 days after moving out and inspection of the property. -A walk through will be done before moving. The tenant will receive keys after walk through. -A second walk through will be done the day of moving out. The tenant will return all keys after walk through. -All parties living in the property over the age of 18 must be included in the lease and application. Anyone under the age of 18, please add them to the lease. -Internet is included on the rent. -Power and water it will be split between tenants and due by the third of each month. -Renters are required to have renters insurance and maintain it during rental. -No pets are allowed. Sorry! This includes emotional support/comfort/assistance animals. - Only Certified Service Animals with appropriate and verifiable documentation are welcome. There is no security deposit or pet fee required, but the pet owner will be fully responsible for all damages caused by the animal beyond the deposit. A pet can not be left alone on the property at any time. We ask pet owners to be considered, pick up after the pet, and respect the neighbors who have signs in front of their property indicating their wishes. -Parking is available in the property driveway. It is located on the right side (closer to the property entrance). There is space for up to 2 vehicles. Please do not block other vehicles parked in the driveway and do not park on the grass. Per HOA, street parking is not permitted. HOA will tow away the vehicle at the tenant's expense. -No smoking, vaping, or anything related is allowed in or outside the property. -Parties or gatherings are not permitted. -Quiet time is between 9 pm and 6 am. -Trash bin available per apartment. The tenant is responsible for taking the designated bin out the night before trash pick up and bringing it back the day of pick up in the afternoon to the designated area. Trash pick up is normally on Tuesdays unless there is a holiday, then will be Wednesday for that holiday week. $20 fee will be charged per every week if it stay overnight on the street and due with the next month rent. Please be mindful and make sure that the bin close for trash disposal company to pick up. They will not pick up anything left on the side of the bin. For large items, Johnston County Mcgees Convenience Center is available for the public. -Landlord is not responsible for any deliveries, this include Amazon, UPS, USPS, FedEx, etc. You are welcome to have an appropriate delivery drop off box in the balcony.
