Tenant is responsible for the cost of repairs resulting from misuse, neglect, failure to perform routine maintenance, or damage caused by Tenant, occupants, pets, or guests.
Landlord is responsible for maintaining the structural components and major systems of the home, including heating, cooling, plumbing, electrical systems, and major appliances, due to normal wear and tear.
Tenant shall not perform alterations or installations without prior written approval from Landlord.
If a service call is requested and the issue is determined to be caused by Tenant misuse or lack of maintenance, Tenant will be responsible for the cost of the service call and any related repairs.
Tenant must promptly notify Landlord of any condition that could cause damage to the property. Failure to report issues in a timely manner may result in Tenant responsibility for resulting damages.
To protect the home's systems, Tenant agrees not to dispose of grease, wipes (including "flushable" wipes), hygiene products, or foreign objects in sinks, toilets, or drains. Tenant is responsible for any resulting blockages or damage.
Tenant is responsible for all pet-related damage, odors, waste removal, and any required remediation or repairs.
Tenant is required to maintain renters insurance throughout the lease term with a minimum of $100,000 in liability coverage. Proof of insurance must be provided prior to move-in and maintained throughout occupancy.
Landlord shall be listed as an interested party for notification purposes only.
