- Stable Employment: Minimum of 12 months at current job (or strong professional references if shorter).
Rental History
- Minimum 2 Years of Positive Rental History (or homeownership).
- No Evictions within the past 7 years.
- Landlord References: Must be verifiable and reflect positive payment and upkeep behavior.
Criminal Background
- No felony convictions.
- No history of violent crimes, drug manufacturing/distribution, property damage, or theft.
- Background checks will be performed on all adult applicants.
Security Deposit & Lease Terms
- Security Deposit: Equal to one month's rent.
- Additional Deposit: Subject to additional deposit for Sauna use.
Lease Term: Minimum 12-month lease.
Renters Insurance Required: Proof of coverage before move-in.
- If tenant has pets, it is required to purchase renters insurance that specifically covers dog bites and other injuries.
