Great commute location (I-5 north, sounder train, JBLM) but tucked away from traffic noise. Nice neighborhood of north lakewood. Very quiet and private: only 3 duplexes on 3/4 acre, with trees. Looking for good tenants who want a great place to live. Utilities paid by tenant: $10of water/sewer/trash cost, plus electricity. Tenant Requirements: 1. $65 application fee per adult covers individual credit check and criminal background check (mysmartmove.com), verification of rental history, and verification of employment/income history. Applications are available when you tour the house and meet with the landlord. You can return the completed application as photos attached to an email. Sorry, no online application is available. 2. Each adult needs a credit score of at least 620. Combined gross household income must be 3 x rent. If your income or credit score is not quite high enough to qualify, a Cosigner who has higher income and credit score can apply along with you, and cosign the lease. If you can not pay the rent, then your cosigner would be responsible for paying. Tenant(s) and/or cosigner is also responsible for paying all utilities. 3. Move in requires First and Last month's Rent deposit plus the Security/cleaning deposit (amount of security/cleaning deposit is the same amount as one months rent, so total of deposits is 3x rent). Deposits and non-refundable pet fee are due at move in, when the lease is signed. Deposit and any pet fees must be paid with a Cashier's check. Rent is paid online by secure checking account withdrawal through free Cozy rental site. Landlord never has your banking info. Your rent is automatically always on time. Easy. 4. We don't expect perfection, but: No evictions. No felonies in the last 10 years. No gross misdemeanors in the last 5 years. No illegal substances or drugs on the property. No illegal behaviors on the property. No smoking of any substance in the house, and No vapeing in the house, because smoking and/or vapeing damages walls, carpets, window coverings, paint, and etc. 5. Be a responsible respectful person who keeps the home clean, does not damage the property, and promptly reports any problem with the house to the landlord (especially if the issue involves water where it does not belong: houses rarely handle that well). Every adult must meet these tenant requirements: if someone in your household does not, please don't send email explaining why you should be granted an exception. All applicants who meet the tenant requirements will receive equal consideration under the fair housing laws.
