Furnishing: The property is fully furnished. All furniture, appliances, and household items provided by the landlord must remain on the premises and in good condition. 3. Pets: Pets are allowed. The gated community offers a dog park for residents' use. Tenants are responsible for cleaning up after their pets and ensuring they do not disturb neighbors. 4. Smoking Policy: Smoking of any kind is strictly prohibited inside the house or near the entrance. Violation of this policy may result in a fine and/or termination of the lease agreement. 5. Cleaning Service: The property will be cleaned by a professional cleaning service once per month. Tenants are expected to maintain the property in a clean and orderly condition between cleanings. 6. HOA Rules and Regulations: Tenants must comply with all Homeowners Association (HOA) rules and regulations, which are standard for the community. The receptacles can be placed outside as early as Wednesday evening and need to be placed inside on Thursday night. 9. Key Replacement Fee: In the event of lost or misplaced keys, the tenant will be charged a $500 replacement fee. 10. Maintenance and Repairs: Tenants are responsible for reporting any maintenance issues or necessary repairs promptly. The landlord will address repairs in a timely manner. Any damages caused by the tenant's negligence will be the tenant's financial responsibility. 11. Security and Safety: The property is equipped with an electronic door lock and security cameras on the exterior. Tenants are prohibited from tampering with or disabling security devices. 12. Liability and Insurance: The landlord is not responsible for the tenant's personal belongings. Tenants are encouraged to obtain renter's insurance to cover personal property and liability. 13. Termination of Lease: The landlord reserves the right to terminate the lease early in the event of: Non-payment of rent. Violation of lease terms or HOA rules.
