Monthly Rent: The monthly rent is $1,400, payable via Zelle to the Landlord on or before the 1st day of each month. 2. Extension of Term: The Renter must notify the Landlord and Property Manager no later than October 15, 2026, if an extension of the rental timeframe is needed. INCLUDED SERVICES The following services are included in the rent: N/A: Renter responsible for all utilities, yard work, internet and security system. All rent payments and associated fees are due on the 1st day of each month. Payments shall be made via Zelle to the designated Landlord. Any month rent is not received by the 20th of the month is cause for closure of agreement and locks will be changed. At all cost please communicate the continued need for use of the property. ADDITIONAL PROVISIONS 1. The Renter is responsible for any damages to the property caused by the Renter or their pet. 2. House Rules: o Front Door Locking: When leaving the house, refrain from locking the front door's bottom lock (on the doorknob), as it will prevent re-entry. Instead, lock the door using the keypad. Once inside, you may lock the front door using the silver lock. o Room Locks: Avoid locking the doors to individual rooms, as this will prevent access. o Lockouts: A $25 charge will apply for each lockout occurrence. This fee must be paid in cash ONLY. o External Security Cameras: There are three external security cameras installed on the premises. o Garage Access: Garage access has been granted for the duration of your stay. o No Smoking or Vaping: Smoking or vaping is strictly prohibited on the premises. o No Candle Burning: Candle burning is not allowed. o Pets on Furniture: Pets are not allowed on furniture. Failure to comply will result in a $25 fee. o No Large Gatherings, Events, or Parties after 11pm as per noise ordinance o Mail Handling: Please give MALIKA Smith any and all mails that is not addressed to you.
