House Rules: To ensure a delightful experience for all guests, we kindly request that you carefully review and adhere to the following house rules: Available for move-in now. Offered as a furnished rental. Good credit required. Some Pets Allowed. No smokers. Minimum 31 day lease is required. Tenant required to provide proof of renter's insurance before occupancy*. Tenant pays for all building move-in & move-out fees. Tenant pays $37 non-refundable credit check & screening fee. Move-in funds to be in the form of a cashier's check. Approval of lease is based on approved credit. 1.) Parties are strictly prohibited on the premises. This includes inviting guests not included in the reservation, excessive decorations, generating excessive garbage, causing stains on floors or walls, as well as receiving complaints from neighbors or other guests. We kindly ask for your cooperation in being considerate of your neighbors by refraining from playing loud music between 10:00 p.m. and 9:00 a.m. 2.) Smoking is strictly prohibited within the community. We kindly request that you refrain from smoking on the premises or within 20 feet of walkways, streets, or alleys adjacent to the property. Please be aware that we employ artificial intelligence-enabled devices to detect smoking inside the units. Engaging in smoking or the use of illegal substances within the home will result in a $750 fee. 3.) Pets or animals are not permitted inside the apartment without prior written consent from management and payment of a non refundable pet fee ($295). Violation of this rule will result in a $500 fee, without any exceptions. 4.) Lost keys, FOBs, and/or garage openers will incur a $175 fee each. 5.) We kindly request that you refrain from unplugging the TVs and/or ROKU devices, moving furniture, or rearranging items in the unit. In the event that such actions occur, a staging fee of $200 will be charged to restore items to their original locations. Additional Vital Information: **Renters Insurance** Tenant must provide and maintain renters insurance with $100,000 minimum liability coverage. **No USPS Mailbox Deliveries Guests are not permitted to have mail sent to the property's USPS mailbox. Door delivers are acceptable **Parking is available off site** Parking is $200 per full calendar month in advance. **Energy Conservation Policy We include $5/day ($150 per month) of electricity usage included with your booking. Usage beyond this amount will be billed at cost on the final day of your stay. **Security surveillance** The property's common areas are subject to 24-hour surveillance and monitoring through cameras for security purposes.
