After 17 years in our Boulder County home located about a mile east of Baseline Reservoir, we’re planning on making “the move”. As a result, we’ll be leaving behind 1 gorgeous landscaped acre, plenty of adjacent open space, and our modest 1,968 square foot ranch that we have filled with our family’s personality and style. The house comes with a large two car detached garage plus a 275 square foot standalone “back office” that we converted from a horse stable. The house was built in 1962, we remodeled it extensively in 1989, and we have upgraded/reconfigured various elements over the years to accommodate the needs of our 5-person clan. Before we go down the path of entering into a traditional realtor listing, we thought we’d try a different tack. First off, we’re not interested in maintaining a pristine “Open House” type presentation in the midst of leading our busy life, especially since we believe most buyers would be securing the unique location and amenities rather than the appointments/finish of the home itself. Second, we’re not pressed for time on the sale (although we are prepared to act quickly to meet a buyer’s needs). Finally, the economics simply work better for us if we can bypass the hefty $40K+ commission and locate a buyer ourselves (college tuition for 3 kids looms!).
