Utilities: Tenant is responsible for all utilities serving the premises, including electricity, gas, and water, unless otherwise stated in this lease. Maintenance and Repairs: Tenant shall keep the premises clean and sanitary and promptly notify Landlord of any maintenance issues. Landlord is responsible for repairs required under D.C. housing laws, except for damage caused by Tenant, guests, or pets. Alterations: Tenant shall not make alterations, paint, or install fixtures without prior written consent from Landlord. Any approved alterations may be required to be removed at move-out. Entry by Landlord: Landlord may enter the premises with reasonable notice (typically 48 hours) for inspections, repairs, or showings, except in emergencies. Quiet Enjoyment and Noise: Tenant shall conduct themselves in a manner that does not disturb the quiet enjoyment of other residents. Trash and Recycling: Tenant shall properly dispose of trash and recycling in accordance with District of Columbia regulations and building rules. Move-Out Condition: Upon vacating, Tenant shall return the premises broom-clean, free of personal property, and without damage beyond normal wear and tear. Late Fees and Default: Rent is due as stated in this lease. Any late fees or penalties shall comply with District of Columbia law. Legal Compliance: Tenant agrees to comply with all applicable District of Columbia laws, codes, and regulations, including occupancy limits. Renter's Insurance: Tenant is responsible for their personal property and is required to maintain renter's insurance.
