Both rooms have individually controlled mini-split heating/ac units, and ceiling fans providing the perfect climate-controlled environment for relaxation and sleep. Pets are generally not allowed, however exceptions have been made by application at the owner's discretion. The base rent includes one parking space in the garage. There is also a guest parking space that can be used periodically by agreement with my Guest Contact and the neighbors. There is to be no charging of an electric vehicle on the premises; it is a fire hazard. Tenants with an electric vehicle must sign a clause in the lease that states that due to safety, and fire regulations, you agree to only charge that vehicle off the premises. The lease duration is a minimum of two months and a maximum of six months. This duration is to be agreed upon by the interested parties. The amount of the refundable security deposit will depend on the lease duration with the maximum amount being $1500. The security deposit will be due with the first month's rent at lease signing. A non refundable cleaning fee of $200 will be required at move out. There is no smoking allowed in the house or on the property Pets are generally not allowed. Tenant Screening Report Criteria: A Screening report, and a least one rental reference, will be required of each prospective tenant. It will include the following: A consumer credit report A criminal record report Previous rental history (or Landlord references) Employment verification (or Employer reference) If the tenant has a recent reusable tenant screening report, that would be acceptable in which case no charge will be required.
