Pasadena Park is a safe, tree-lined, gated community. The neighbors are friendly and everything is picturesque. There is easy access to hwy 70, and it is near three light rail stops. This was a beautiful Pasadena home that had a significant fire break out in the livingroom. Unfortunately due to an issue with insurance, the damage does not look like it will be covered. There have been comparable houses in the area selling for around $150k-$160k so there's definitely good profit to be made by someone who has the time to put into this rehab project, unfortunately, I don't think I have the time for it currently (I travel a fair amount for my full-time job) so I am looking to sell in "as is" condition. I have gotten two estimates on total amount of work necessary to get it back up to previous condition ranging from $40k-$50k. I was hoping to get around $57-$60k for this house "as is" but am going to have on the market for the next month or so taking offers and let it go to the highest offer. Just got a new fence for the backyard in the last few years and also includes a very nice detached 2-car garage. Water heater was also replaced with a new one around the same time as well. Beautiful hardwood floors which should be salvageable except some sections in living room where fire broke out. I left pictures of previous condition for reference as well as some of the current fire damage. Most damage to living room (where fire broke out), dining room, and kitchen area. Living room walls we chipped out any loose material - from here you could either re-plaster missing sections or tear rest of walls out and just replace with drywall. Dining room - walls bubbled under the heat but we scraped off all lose material (pictured) but plastered wall structure is still solid so it is still salvageable by cleaning/skim-coating. Same with kitchen. Bathroom and 2 upstairs bedrooms don’t have any actual fire damage just smoke/soot on walls floors that can be scraped/cleaned. No damage in the basement. As mentioned above the beautiful hardwood floors are still intact and mostly salvageable except for some areas in living room where fire broke out which would need to be replaced/matched.
