An additional 0.5% of the monthly rent ($8) will accrue for each day thereafter until a maximum late fee of 5% of the monthly rent ($80) is reached. If rent is 10 days late, the Landlord may begin the eviction process. Payment Method: All rent payments will be made through the RentRedi online platform. 3. Deposits First and Last Month's Rent: Tenant shall pay the first and last month's rent upon signing this lease agreement, for a total of $3,300. Security Deposit: Tenant shall also provide a security deposit of $1,200. Return of Deposit: The security deposit is refundable, subject to inspection of the premises at the end of the lease term, less any costs for damages beyond normal wear and tear or unpaid rent. 4. Pet Fee Pet Fee: If Tenant has pets, an additional $25 per month per pet will be charged as an upfront, non-refundable fee, to be paid at the beginning of the lease. No pets over 35 lbs are permitted on the Premises. 5. Utilities Tenant is responsible for paying all utilities associated with the Premises, including but not limited to: Electricity Internet Phone Cable/Satellite Gas Water Sewer/Septic Trash Lawn Care Snow Removal Yard and Exterior Maintenance: Tenant is responsible for keeping the yard mowed and maintaining the exterior of the property in a clean and orderly manner. This includes regular lawn care, ensuring the yard is free of debris, and maintaining the general appearance of the exterior of the Premises. 6. No Smoking Smoking is strictly prohibited inside the Premises. 7. Renter's Insurance Tenant is required to maintain renter's insurance throughout the lease term. Renter's insurance can be easily purchased through the RentRedi platform. 8. Maintenance & Alterations Tenant Responsibilities: Tenant shall replace the air filter in the return air duct(s) once every three months (quarterly). Landlord will provide the air filters. Alterations: Tenant is prohibited from making any alterations, changes, or improvements to the Premises that cannot be easily reversed or restored to their original condition by the tenant themselves upon departure. 9. Subletting and Use of Property Subletting Prohibited: Tenant is strictly prohibited from subletting the Premises or renting out any part of the Premises to other individuals. Business Use Prohibited: Tenant shall not use the Premises for any form of business or commercial activity. The Premises is to be used exclusively as a private residence. 10. Landlord's Right to Inspect Inspection Rights: The Landlord reserves the right to inspect the Premises at any time. The Landlord is likely to conduct such inspections at least once every six months. The Tenant will be given reasonable notice prior to any non-emergency inspection. 11. General Provisions The Premises shall only be used as a private residence by the Tenant and their immediate family. Tenant shall abide by all local laws and ordinances. Landlord shall provide reasonable notice before entering the Premises for inspections or repairs, except in the case of an emergency. 12. Termination At the end of the lease term, Tenant must vacate the property unless the lease is renewed. Any damages, unpaid rent, or other charges will be deducted from the security deposit.
