Tenant will, at its sole expense, keep and maintain the Premises and appurtenances in good and sanitary condition and repair during the term of this Agreement and any renewal thereof. Tenant is responsible for repairing any damages that are valued at Twenty-Five ($25.00) or less. Tenant's Insurance policy to cover any personal loss due to fire, theft, and wind damage or any other damage not caused by negligence of the Landlord.
