No subletting. $25 per day for late fee, unless properly notifying the landlord and with landlord's written approval. Pets must be potty trained. maximum 2 small pets. Each pet +$25 on monthly rent. If pets do damage with the cost amount surpassing deposit, tenant may face eviction. No growing marijuana. No smoking indoors. Tenants must keep rental in as good condition when first moving in (excluding normal wear and tear) throughout lease contract. 1 parking spot at the back of the building shared with duplex neighbor. Must keep yard in neat appearance. Broken appliances/utilities may be subject to half of the cost of repair taken from tenant's deposit if the repair was due to tenant blatant negligence. Tenants cannot add new persons to live at the property with proper consent from landlord. Guests may stay a maximum of one week and that has not occupied the property within the past 2 weeks.
