Spacious, sunny, 3-bedroom/2-bathroom de-leaded apartment in a two-family house in East Arlington. Absolutely ideal location: The house is on the bike path and is very close to the Rte-2 entrance. Many apartments claim to be close to Alewife, but it is hard to get closer to Alewife than this one. Here are the apartment's features: 1. Beautiful renovated eat-in kitchen with tons of counter space and storage 2. Stainless steel appliances and granite countertops. 3. Giant master suite on the third floor with renovated master bath and room for an office 4. Top two floors of a two-family house 5. Gas heat 6. Hardwood floors in great condition. 7. Washer/dryer in unit. 8. Parking for up to three cars. It has one garage spot and two spots in the driveway. The cars do not need to be parked in tandem with the downstairs unit. 9. It has both a formal living room and a large family room/den at the back of the house. The den has a door and can be used as a bedroom if four bedrooms are needed 10. It's a few blocks from Hardy Elementary School and is next to Thorndike Field. 11. Capitol Theater and many shops/restaurants are just blocks away 12. Snow removal paid for by the landlord 13. Less than a 10-minute walk from Alewife 14. Certified lead compliant by the State of Massachusetts 15. It is on the second and third floors and gets lots of natural light 16. There is shared access to the backyard and there is room for a grill if you have one. As people are often confused, I just want to mention that I am the owner, not a broker or property manager. Zillow will not let me put in a custom lease length, so I want to mention here that the lease will expire on 7/31/2026, though we can talk about doing a 21-month lease (through 2027) if you prefer. The landlord pays for water, sewer, and snow removal. The tenant pays for gas (heat+hot water), electricity, and internet/cable. Also, for many tenants, this apartment has been the last step on their way to homeownership. The lease is written to be flexible in the spring or summer, allowing the tenant to terminate the lease early with sufficient notice. This way, they don't have to worry about paying rent or finding sublettors when they move to their new place. In terms of the application process, the first person to put down a deposit of the first month's rent reserves their place in line. A receipt of this deposit will be issued, and it will be returned in full if the application is rejected. For the credit check, I will use Zillow and reimburse you for any fees regardless of the outcome. For income, I will need a recent paystub, W2, or offer letter. You can redact any sensitive information, such as your SSN. For couples applying, if the rent makes up less than 33% of one person's income, then I only need to run income and credit for one person, though, of course, both names will be on the lease. If the income threshold is not met, then I will run credit on both people and verify both incomes I will also check references. If you have lived in an institutionally owned building, I will need to send you a form granting permission for them to talk to me. Once these three items are taken care of, we can proceed to the remaining deposits of last month's rent and the security deposit. The security deposit will be returned in full, provided there are no damages beyond the normal wear and tear. I realize that these deposits are a lot to come up with at once, so you can either pay last month's rent upfront, or we can prorate over the first 10 months of the lease. When these items are taken care of, a copy of the lease and addendum will be sent for you to review. Once you approve, a copy will be sent to you via DocuSign, which will also send you a copy of the completed agreement.
