I am a General Surgery resident and in the military, so I am gone for very long periods of time; you will share the whole house with me but essentially without me living there. My room is a small bedroom on the 2nd floor which I did not include in the room count. I will come a few times a year but always will notify you about it ahead of time. Total space you can use is 3 rooms, living room, dining room, kitchen, 2 bathrooms, and basement laundry.
Rent $1410 plus utilities (besides internet - 1GB download speed, which I will pay for), 1 year lease, cats OK, no dogs. Absolutely no smoking.
On East 10th Street in Newport, KY right off exit 4 on I-471, just minutes from downtown Cincinnati. Located along a row of houses on a hill above the street with a city view, no neighbors on the opposite side of the street. Brick house. There is street parking always available, with street cleaning only once a month. Safe and quiet part of Newport. One block away from a gym. Located down the block from a large shopping center including Kroger, Target, food to go, urgent care, and more. Located 5 mins walking distance from Monmouth Street (Newport's main street). When I was in medical school at the University of Cincinnati, I could get to campus and UC Medical Center within 10mins in the mornings/15mins with traffic. There are several good restaurants/cafes located within walking distance or short drive in Newport or Bellevue. I particularly liked Press on Monmouth, Carbello's Coffee, Roebling Coffee, Hofbrauhaus (German), Sake Bomb, Amol India, Breadsmith Bellevue, and a variety of takeout places nearby.
There are 3 nice-sized rooms used as bedrooms. One downstairs, two upstairs. Each floor has a full bathroom. The downstairs bedroom is furnished (queen size bed frame, mattress in sealed cover, dresser with mirror, portable clothes hanger). Upstairs bedrooms have closets but are not furnished, can furnish to your liking.
First floor has a fully furnished living room with futon, desk, shelves, dining table and chairs, and TV stand. The kitchen is fully equipped with gas oven/range, microwave, large fridge, and dish washer. Laundry is in the basement with washer and dryer included, rod for shirts, also iron and iron desk. You can use a small, private patio/backyard. House has a front porch for morning coffee.
New (installed 2025) central heating/cooling system, hot water heater. The upstairs rooms have in-window A/Cs for additional cooling if needed. Home is almost fully carpeted wall-to-wall. There is a vacuum cleaner available and Bosch grass trimmer (tenants responsible for maintaining a small front grass lawn as Newport fines if grass lawns are not mowed to under 10"). Ring-type doorbell security system.

1 year lease. 1 month security deposit fully refundable minus damages or cleaning fees if left in unclean condition. Rent due monthly on 1st or other day preferred by you. Prefer to be paid via Zelle or similar direct deposit/online service. Move-In cost is 1st month's rent plus deposit ($2820 total).
Cats OK, no dogs (as there is wall-to-wall carpet which would be very difficult to repair if soiled or damaged). Absolutely no smoking.
Utilities you will pay (as they are usage-based) are below. You will take over the accounts yourself:
Water - Northern KY Water District (NKWD)
Sewage - Sewage District 1 (SD1)
Gas + Electric - Duke Energy
I will always pay for internet (Spectrum - 1GB download)
You are responsible for mowing the lawn during the Spring/Summer/Fall as Newport fines heavily if grass grows over 10". A weedwhacker is available at the property.
You can furnish the rooms and common areas to your liking as long as you do not cause damages to the walls/structure of the house (putting nails in for pictures and such is OK). Please do not remove/throw out any furniture or objects from the property which are present on move-in. BASEMENT IS NOT FOR YOUR STORAGE only for the laundry, please contact me if you want to put something in the basement.
Street parking. There is supposedly street cleaning once a month (which I have never personally observed to actually happen in my 4 years living here). Sometimes toward the end of the day when people return from work, the parking is tighter and you may need to park further down the street, but there is always a spot available along the block somewhere.
I will come to the property occasionally and will give you advance notice. My room is a small bedroom located on the 2nd floor not included in the room count, which I keep locked. Please respect my space.
