My house is in a very unique pocket neighborhood of Portland, Foster-Powell. It's quiet, tree-filled, and residential with great neighbors. It's walkable to all the unique shops on Foster Ave: note the recently open St. Francis ice cream shop! Travel time: Close to public transportation (Walkable to Bus #17 (Holgate Blvd.) and all busses on Foster Avenue). Climate control: New whole-house insulation and two air conditioner units keep the space very comfortable in the summer heat. Central heat and an on-demand water heater keep things cozy. Kitchen: You'll find the kitchen well-stocked with spices, pots, pans and dishes. You'll have access to my, All-Clad pans, Crate & Barrel dishes, silverware and accessories, french press and coffee grinder, Vitamix. sink disposal, Kitchen Aid stand mixer, wine glasses, spices, etc. Bedroom: queen bed with a comfortable organic Woolroom wool mattress topper, organic Woolroom king-sized comforter, new Brooklinen sheets and duvet cover. Blackout curtains. Storage system in the closet to maximize space. Bathroom: the bathroom is small but clean. New auto-sensor humidity fan. On-demand hot water heater. Washer/Dryer on site: The pantry/washer-dryer area is shared. The pantry is separated from the house by a locked door off the kitchen. You might hear Tonya, the cleaning angel, in the laundry room occasionally, and I may be in the pantry on weekends when I come to take care of the yard. But overall it will be very quiet and private. Fenced back yard: The back yard/garden seating area is also shared with the Foster Cabin rental. However, it is rarely used, so you can assume there will be plenty of privacy and space to eat at the backyard table, or read in the shady, plant-filled garden nook. There is a large iron table and seating in the backyard, an adjustable umbrella, and additional lounge chairs. The backyard is filled with native plants/pollinator habitat, rose bushes, hydrangeas, a 200 year old fir tree, and a Japanese maple. Unfenced Front yard: Another 200 year old fir tree shades the house, and the front steps are a great place to sit and watch the bees. Parking: Off-street parking in the driveway. Note: driveway is shared with the Foster Cabin rental on the property. There are a total of 3 parking spaces available: you can count on off-street parking always being available. Additional unit on the property: The converted garage is home to the Foster Cabin rental unit. The Cabin has a separate entrance through the backyard, and there are no shared walls. The only time you might run into Cabin guests would be if you're in the shared backyard space at the same time, or maybe in the driveway. You can expect a quiet and private environment. House rules: -Minimum one month stay, maximum six month stay. -No smoking of any kind inside. Smoking outside is fine. -Max residents: 2 people -Pets: 1 dog allowed with agreement. No cats. -Property manager will need access to the house every two weeks to water the plants. -No damage to property. -Adherence to quiet hours. Application requirements for medical staff: - Proof of contract, - Proof of permanent home address, - Photo of driver's license. Application requirements for non-medical staff: - Credit check required (minimum credit score 650 required). - No delinquent or collection accounts. - No bankruptcies or foreclosures. - Monthly income to be at least 2x rent, preferably 3x rent. - 1 year consistent employment. - 3 years of rental references with no late payments or evictions. Short-term, month-to-month lease only. Minimum 30 day stay, maximum stay 12 months. $800 deposit includes non-refundable $300 cleaning fee and refundable $500 security deposit.
